Job Purpose and Mission
The manager store development ensures that a well-defined strategic plan and the execution of new store openings across all concepts are implemented in each market within EMEA region. Manages all aspects of the new store development process and the opening process, to support Starbucks rapid and profitable growth in each market within EMEA region. Main points of focus are business development and real estate.
Responsible for strategic, tactical and day-to-day management of real estate activities for new stores for all concepts in all given markets in EMEA region. Creates development and market penetration strategies, performs site tours and site selection. Develops site packages and negotiates and drafts lease terms. Ensures accurate estimates for project development budgets for store construction relating to each new store deal.
Summary of Key Responsibilities
- Execute market and regional real estate strategies, tactics and programs to achieve regional EMEA and market goals, including new store counts, sales weeks, return on investments and other KPIs related to new store growth;
- Contributes to the development of long-term strategies and plans for the business unit/department;
- Executes national strategies and programs to achieve regional goals;
- Manages regional existing store team to ensure execution of a consistent portfolio management strategy;
- Participates in reinvestment analysis, budget management, renovations and general upkeep of regional portfolio of stores;
- Participates in the development of Starbucks design objectives to meet company objectives of appearance, quality, quantity and costs;

- Provides tools necessary to accomplish and measure department goals and objectives;
- Secures and opens a market plan for a particular region consistent with five-year rollout strategy;
- Sets clear guidelines for new store standards;
- May participate in the creation, development and functional training of the market license business model;
- May provide cross regional support in store development activities in company-owned markets.
- Collaborates with other regional management teams to ensure best portfolio management practices are shared across geographies including renovations, expansions, relocations, renewals, closings and Repair and Maintenance spend;
- Collaborates with the store development management to plan and execute an integrated regional strategy aligned with Starbucks overall guidelines;
- Creates an environment that educates, communicates and prioritizes department objectives;
- Develops and reviews research and project plans, scope and deliverables;
- Ensures customer satisfaction with store conditions;
- Establishes consistent communication with partners in the department and company-wide;
- Implements processes and manages reduction of store costs as they relate to construction, pre-opening, and possession dates;
- Meets company financial objectives for appropriate investment and cost. Manages the Repairs and Maintenance and capital budgets;
- Oversees all new store development within specific zone;
- Participates in existing and new market analysis;
- Participates in site selection, design, construction, and operational turnover of new stores in assigned area;
- Leads with integrity, honesty, and knowledge that promote the culture, values, and mission of Starbucks;
Knowledge, Skills and Experience
- Significant experience in financial planning and market analysis
- Significant experience in strategic planning
- Significant experience managing a retail or restaurant new store rollout
- Significant experience managing varied retail facilities
- Experience in construction management in retail and general contracting
- Experience in retail management
- Real estate deal-making and negotiations
- Organization and planning skills;
- Ability to communicate clearly and concisely, both orally and in writing;
- Strong strategic vision;
- Strong presentation skills;
- Significant knowledge of new store project management, including estimates, contract negotiation, permitting and build-out and lease negotiation;
- Knowledge of design and construction process;
