JOB POSTING – KAS849 SUNSET WATERFRONT RESORT
FULL TIME BUILDING MANAGER/CARETAKER

Location: 1128 Sunset Drive, Kelowna BC
130 unit, Strata high-rise in downtown Kelowna is looking for a full-time onsite building manager/caretaker
Work hours are 7:00am to 3:00pm, Monday – Friday and must be available for on-call after hours emergencies 24/7. Cell phone will be provided.
Pay rate will be based on experience starting from $65,000 - $85,000/year.
2 weeks holidays/year.
Expected start date is July 15th, or earlier depending on circumstances.
This position requires strong communication and organization skills. The Building Manager is the main point of contact for owners/residents and will work closely with Management and the Strata Council. Monthly Strata meeting attendance is required, and the Building Manager will be responsible for monthly reporting.
Successful applicant would be required to provide a police background check and references upon request.
MAINTENANCE SERVICES
The obligation of the Building Manager is to endeavour to maintain the Sunset Waterfront Resort complex areas as close to their original new or better condition as possible, both in cleanliness and mechanical maintenance.
The Building Manager will provide the following services:
A) Security
1. Issue keys, fobs and cards and record to whom these keys have been issued and collect fees as applicable.
2. Security is of the utmost importance. Computer access will be secured and the security office and strata office will be locked at all times when Building Manager is not using those facilities.
3. Keys, fobs, cards and records of same shall be kept locked at all times when not in immediate use.
4. Entry will only be made via keys or otherwise to units in accordance with the Strata bylaws.
5. Permission to enter units under non-emergency circumstances will be obtained in writing by the Building Manager from the unit owner or their designated.
6. Advise Strata Council immediately of lost keys, cards or fobs and when changing of locks is required due to lost or damaged keys, fobs or cards or otherwise. This includes all common area keys, cards, fobs and locks.
7. Maintain and update Enterphone System on an on-going basis.
8. breaches of security are detected or reported, immediately report to the RCMP, Strata Property Manager and Strata Council.
9. During normal rounds and duties, the Building Manager shall be vigilant to suspected illegal and/or criminal activities and report same to RCMP, Strata Property Manager and the Strata Council.
10. All information obtained about owners and/or residents, or about building matters within the complex and equipment, shall remain the property of the corporation. All discussions at meetings shall be confidential.
11. Monitoring receipt of, collection, recording and records maintenance of K Forms.
12. Liaise with Security Guards as applicable.
13. The Building Manager shall represent the complex in a positive manner.
1. Work shall be performed in a safe and prudent manner and in accordance with WCB, Federal, Provincial and Municipal regulations.
2. Warnings shall be posted whenever unsafe conditions exist and such conditions shall be rectified as soon as possible.
C) Fire
1. The Building Manager will comply with the guidelines and regulations of the Fire Safety Plan for Sunset Waterfront Resort.
2. The Building Manager will respond when the fire alarm is activated and when on site, shall act as the Fire Safety Director and in accordance with the Fire Safety Plan.
3. The Building Manager shall perform monthly equipment maintenance checks as per regulations for the Fire Department and co-ordinate annual servicing for smoke detectors, fire extinguishers, fire alarms and all fire systems.
4. The Fire Safety Plan outlines the duties of the Fire Safety Director.
D) Bylaws and Regulations
1 . Cooperate with the Strata Council in enforcement of all bylaws, rules and regulations.
2. Report in writing to the Strata Council all infractions for review at each regularly scheduled council meeting.
3. Assess fines and ensure 24 hours notification to owners and Strata Property Manager for collection.
E) Grounds and Exterior of Buildings
l . Scheduled:
i) Weekly inspection of exterior of the buildings and structures and correct minor deficiencies.
ii) Daily inspection of all mechanical equipment and have repaired as required.
iii) Spring: power wash garage floors, lagoon walkway, P3, ramp, entrances and front sidewalk.
iv) Maintain mechanical/electrical equipment rooms in a clean state.
v) Ensure subcontractors leave worksite in clean condition at the end of every' workday.
2. Continuous:
i) Monitor the general security status of the complex.
ii) Monitor and replace bulbs and or repair Exit lights to ensure continuous illumination.
3. As required:
i) Remove and dispose of litter and debris from areas such as the parking lot, sidewalks and building entrances.
ii) ii) Replace expended light bulbs/shades.
iii) iii) Clean all outdoor light fixtures.
iv) Inspect and ensure parkade is kept clean including removal and disposal of accumulated sand and debris.
v) Inspect and ensure full elimination of snow accumulation and icy conditions from all stairs, sidewalks, and building entrances including but not limited to walking paths on P3 to access building entrances, pool and mailboxes.
vi) Carry out minor repairs to the building, lights, plumbing, grounds, and other common property.
F) Interior and Exterior Common Areas
Ensure sub-contractor's work is fulfilled as per schedules and contracts.
G) Preventive Maintenance of Equipment and Interior of Buildings
1. Scheduled:
i) Weekly inspect all common areas and inspect all utility and storage rooms for tidiness and fire safety.
ii) Quarterly, or more frequently if required, lubricates all electric motors.
iii) Semi-annually vacuum all hallway and common room ventilation grills.
2. Continuous:
i) Adjust doors, latches, hinges, and closing mechanisms.
ii) Monitor the operation and condition of all building equipment and machinery including the elevators, exhaust fans, fire alarm panel, and take action for problem areas.
iii) Monitor equipment settings for building air temperature, hot water, and light sensors.
iv) Monitor the general condition of the common rooms and their contents.
3. As required:
i) Replace expended light bulbs and tubes, including fire exit light bulbs, clean light lenses and globes in common areas.
ii) Replace Fire Extinguishers as required
iii) Carry out minor repairs to the lights, mechanical equipment, plumbing, fixtures, and common areas of buildings interiors.
iv) Carry out emergency cleaning of water spills and minor floods.
v) Maintain and coordinate servicing of exercise equipment.
vi) Clean light reflectors in common areas and elevator.
vii) Co-ordinate the clean up and repairs for any damge
H) Pool and Hot Tub
1. Carry out spring staff up and fall shut down of pool and hot tub.
2. Carry out minor repairs, maintenance, and cleaning to pool and hot tub equipment.
3. Ensure pool areas are kept tidy, clean and well maintained.
4. Complete pool water maintenance for indoor/outdoor pool and hot tub as per specific guidelines while maintaining the required Department of Health records for the duration of the outdoor pool shut down.
5. Conduct daily testing and reporting for pool chemicals.
6. Maintain and clean pool furniture as required moving same to storage area at winter shut down of outside pool.
I) General Services
1. Coordinate moves in and moves out by collecting fees, issuing and recovering elevator keys and by installing and removing elevator blankets and for all moves. All moves must be monitored during the use of the lobby to ensure security.
2. Liaise with Rental Managers on matters of concern to the strata.
3. Co-ordinate Applications for Unit Modifications including but not limited to the collection of the applications and samples as applicable, records management and Goodwill Bond refunds.
4. Daily inspection of complex for issues of cleanliness and general maintenance.
5. Irrigation:
i) Coordinate and monitor and adjust system to ensure all areas receive appropriate and/or adequate coverage.
ii) Coordinate the replacement and repair broken parts excluding major repairs to underground irrigation.
iii) Coordinate irrigation times with fertilizing periods.
iv) Coordinate spring start up and fall shut down of the irrigation system including complete drainage of the irrigation system.
v) Ensure all areas including but not limited to potted plants, shrubs, and trees receive adequate water daily.
