Are you on board?
As a Property Development Manager you will be responsible for the day to day and strategic property management of the LNER Estate, including our 11 managed stations and wider staff accommodation holdings. You will be responsible for all Landlord & Tenant matters and you will be familiar with station leasing arrangements and provide a point of authority in respect of LNER's mix of long-leases and traditional franchise leases and the mechanics behind them.
Representing LNER and working closely with other stakeholders you will advise on and negotiate the detail of station development schemes, inputting to business cases and ensuring funding streams, business continuity and operational requirements are met in line with the business needs of LNER. You will be competent in dealing with the Station Change process and the implications for LNER, other TOC's and Network Rail you will keep abreast of industry regulations, best practice and opportunities for LNER. You will ensure that all potential developments comply with lease requirements (where appropriate) and statutory and regulatory standards and approvals.
We are looking for someone who is experienced in managing risk and advocating safety as you will have accountability for the identification of potential development opportunities at stations for commercial and community benefit. A customer-driven approach is crucial to this role in developing relationships across the business, particularly our station management teams. A proactive communicator, you will hold relationships with a range of organisations including Local Authorities, Government Bodies, Network Rail and other TOC's.
What do I need to be a Property Development Manager?
This is a multi-faceted role that will suit someone with a background in Development / Landlord & Tenant / Property Management / Rail Operations who is looking for a career path opportunity in a fast paced and dynamic Estates team.
- Proven leadership and people management record, an effective team player with a record for building and working within a highly engaged and competent team.
- Experience of the Development process and contract management is desirable.
- Expertise in developing, influencing and managing complex and significant stakeholder relationships.
- Contract management experience, experienced at negotiating high value contracts
- Ability to think strategically and broadly with good analytical skills and the capability to turn thinking in to robust business plans
- Excellent communication skills, with an ability to quickly establish productive working relationships with colleagues, stakeholders and suppliers.
- Skilled at delivering commercial presentations, developing business cases and performing opportunity analysis to deliver commercial benefits
- Experience in leading on and delivering the whole or part of complex, high value or high-profile projects.
- Commercial acumen supported by experience in delivering commercial strategies and financial modelling
