Project Manager- Pre-Contract (Construction / Housing)
Salary: £52,682.000 per annum
Hours: 37 per week (agile)
Linc has an exciting opportunity for a talented Project Manager- Pre-Contract to join the Development Team. As the Project Manager- Pre-Contract you will Identify development opportunities, negotiate terms of contract and manage Linc’s commercial portfolio progressing projects through planning and tender stages to enable the delivery of Linc’s growth strategy.
You will be ambitious, respectful, and passionate about providing exceptional levels of customer service. You will be an effective communicator coupled with the ability to build and maintain strong business relations with the Welsh Government, local authority partners, property agencies, developers, contractors, consultants, solicitors, valuers and other external stakeholders.
Main Duties:
- Provide support to the Development Director in the establishment of new build private sales capability as part of Linc’s Development Programme.
- Provide a comprehensive customer service to all customers including tenants, residents and contractors to ensure that any issues are effectively resolved to Linc’s high service standards.
- Support the Development Director and Senior Development Manager in the management of procurement contracts for Linc projects and programmes of work to quality standards, performance standards and cost parameters agreed by Board..
- Support the Development Director in the development of relevant policies and procedures, ensuring the highest standards of procurement, construction, maintenance and customer service. Checking and authorisation of contractor, consultant and other contract payments.
- Certify and authorise payments and fees in accordance with Linc’s Internal Financial Control Regulations.
- Produce information necessary to formulate, monitor and control budgets and cashflows for annual development programmes and beyond.
- Co-ordinate grant returns and scheme information to local authorities and the Welsh Government
About you:
- A relevant degree appropriate to the role.
- Progressing towards recognised professional qualification e.g. MRICS.
- Full driving licence with access to a vehicle.
- Have sound knowledge, (regularly updated), of all Land, Planning and Development related matters
- Be IT literate with proven experience of using IT as a management tool (Word, Excel, Databases).
- High levels of numeracy
- Have a Full Driving Licence with access to a vehicle.
