We are looking for someone with proven strength in both technical projects and team leadership. In this role, you will be responsible for overseeing all aspects of the building maintenance and projects of the condominium’s modern high-rise. This includes creating the scope of work, tendering contracts, and projects, evaluating bids, making recommendations, and overseeing contractors for regular repairs and maintenance (e.g., plumbing, HVAC, elevators), operations (e.g., window cleaning, waste management), and major projects (e.g., renovations, building automation systems). This is a leadership role in which you will take accountability for proactively monitoring project scope, quality, costs, and timing, including holding contractors and employees responsible for service levels embedded within contracts. This role oversees a large number of contractors with a significant spend budget (approximately $3 million annually for maintenance contracts and ad hoc work). Leadership, and the ability to manage projects, communicate updates, and hold service providers accountable, is a key success factor. The role will also eventually oversee a team of employees, which may include a team of in-house superintendents and/or maintenance/repair staff.

Compensation: $95,000 - $120,000 per year, plus performance-related bonus and health benefits. Compensation range is flexible for exceptional candidates.

What You’ll be Doing

  • Lead the department and direct all activities related to facilities maintenance, operations, and projects, including developing regular and preventive maintenance programs for the building and planning the overall activities to minimize resident disruptions, equipment failures, and schedule conflicts.
  • Provide oversight of the day-to-day operations of the condominium building systems (e.g., mechanical, HVAC, electrical, plumbing, life safety, elevators, etc.), monitoring contractors’ work-in-progress, and ensuring necessary actions are taken to maximize the level of service received from contractors and value to the condominium.
  • Foster a safety-first culture by conducting ongoing safety inspections and identifying and remediating safety hazards.
  • Oversee maintenance of a state of good repair for the entire complex, identifying and reporting on physical building issues including drafting project plans and prioritizing repairs.
  • Obtain, analyze, and make recommendations on quotes from potential vendors relating to repair, maintenance, operations, and improvement projects, and the provision of supplies, including presenting your recommendations.
  • Administer and track safety training (per OHSA) for site employees.
  • Ensure completion and documentation of preventive maintenance on systems and services, including regulatory compliance (e.g., Fire Code, HVAC, TSSA, Electrical Safety Authority, Enbridge, city of Toronto, etc.).
  • Develop a plan consistent with the condominium’s reserve fund study to ensure the longevity of the buildings.
  • Assist with the preparation of the annual budget with respect to the facilities portfolio.
  • Monitor and improve facilities and project processes to achieve strong levels of safety, efficiency, and quick turnaround on resident issues.

What You’ll Bring to the Team

  • Strong written and oral communication skills.
  • Ability to coach and train staff, fostering a positive and quality-oriented culture.
  • At least one of the following credentials is considered strongly recommended:
  • A) Licensure under an Ontario-based professional standards body (e.g., ESA Master Electrician License, TSSA Gas Technician Certificate, Skilled Trades Ontario Certificate of Qualification, Professional Engineers Ontario, etc.) or
  • B) Facilities Management certification or
  • C) General Licensee, per the Condominium Management Services Act
  • Experience in supervising staff and/or contractors or managing projects in facilities management and/or construction (ideally in a high-rise setting).

How You’ll Work

  • We are an on-site first workplace because we believe the best way for our team to understand resident experience is by spending as much time in the building as possible. Though you will need to visit various places throughout the condominium, you will have a space at well-appointed offices in the condominium (near the downtown Toronto core) and be on-site five days per week.
  • Your colleagues will include a manager responsible for condominium administration. You will collaborate closely with them, particularly on work that affects residents directly. You will report to the condominium's Executive Director with regular interactions with the condominium's board of directors.
