The Director, Quality Control is responsible for identifying, retaining, managing and coordinating engineers, architects and consultants to perform 3rd party design reviews of project plans and specifications and their inspection teams in the field in accordance with Company’s Quality Control Standards manual and to establish and monitor guidelines for final acceptance of projects.


JOB DESCRIPTION

Key Role Responsibilities

  • Maintains and enforces the Quality Control assurance guidelines approved by the Company.
  • Identifies and maintains a list of approved external consultants familiar with local codes and construction conditions in the markets which the Company develops and constructs projects in to conduct design reviews and construction inspections.
  • Schedules and leads initial mock-up exercise with construction team, development team and consultant team.
  • Reviews and recommends change orders or amendments to the specifications, blueprints, and plans when appropriate, and ensures related documents and budgets are amended as needed to reflect changes to the project specifications.
  • Oversees compliance with the Company’s safety standards and applicable codes and other legal and regulatory requirements by staying informed about relevant codes and ordinances and permit requirements, and by preparing and/or submitting required documentation and other information to appropriate agencies.
  • Communicates with key business leaders to provide updates on the status of projects, surface and address concerns, and plan specific actions as needed to address plan deficiencies or deficient means and methods in the field.
  • Conducts regular project site inspections to monitor progress and support project-assigned team members, steps in as needed to address and resolve issues and problems, and recommends modifications to the project plans, schedule, staffing, or budget as needed.
  • Oversees the project acceptance process consisting of interiors, exteriors, landscaping and all supporting infrastructure, working closely with Operations and Asset Managers to ensure a smooth transition into the operational phase.
  • Completes various human resources, financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary.
  • Develops and supervises Quality Department team members by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.
  • Maintain a calendar and be able to monitor project building and unit delivery schedules and manage departmental resources such that QC acceptance inspections are made timely to insure buildings and units are turned over to property management in accordance with the schedule.
  • Maintain a calendar of completed projects and schedule dates upon which a “One-Year Completion Walk” follow up inspection is performed to identify any outstanding or potential defects that the Company can submit to subcontractors under warranty claims.

Knowledge & Qualifications

  • Proven experience in a clerk of works / quality control role with exposure to initial construction through delivery.
  • Working knowledge of building regulations, technical building specifications, planning application processes, construction and procurement processes for London.
  • Knowledge of multifamily (build to rent), student or related industry developments (desirable).
  • Proficiency in MS Office – Word, Excel, Project; necessary to support budgeting and overall project management.

Experience & Skills

  • Experience in multiple phased projects and infrastructure works including roads, utilities, drainage and an understanding of programme and site-wide logistics.
  • Strong knowledge of construction contracts (particularly JCT) and experience of managing client actions.
  • Experience in applying Environmental, Social & Governance (ESG) principles to construction projects (desirable).
  • Strong written and verbal communication skills; including the ability to effectively write and present reports and information.
  • Excellent interpersonal skills including the ability to establish and maintain positive relationships, communicate with tact and diplomacy, and influence with impact at all levels.
  • Proven ability to build, lead, manage and motivate project teams in the delivery of significant programmes.
  • Demonstrated skills necessary to supervise and monitor works provided by (technical) consultants, negotiate, manage and monitor construction/technical related agreements.
  • Demonstrated mathematical skills necessary to add, subtract, multiply & divide numbers, decimals and fractions and calculate percentages to complete financial records, budgets and other fiscal reporting information.
  • Strong organisational and project management skills with the ability to effectively track, report, and manage multiple projects and prioritise where meeting deadlines is critical.
  • A positive team player, with an adaptable and flexible approach along with ability to work collaboratively to drive results and support the wider team and business objectives.
