An exciting opportunity has arisen for a Development Manager, you will define the development strategy and have oversight of our major projects programme. We are seeking a dynamic and outcomes focused Development Manager who will lead on delivery of a pipeline of high-quality and compliant new build developments across the UK for provision of specialist care to the people we support.

The role will be Hybrid working with very regular travel to Group Support/Voyage Care services and sites across the UK.

What you’ll get to do:

All aspects of the new developments pipeline from land sourcing and viability appraisal through design development and construction to handover and post occupation reviews. The Development Manager will play a pivotal role in achieving this strategic growth objective for Voyage Care and shaping the future of our property portfolio.

Establish a governance framework and implement robust policies, processes and procedures to deliver projects that meet agreed KPIs, ensuring that the programme of new-build developments is on time and budget whilst providing a first-class, customer focused service.

You will be accountable for:

  • Developing safe, compliant and attractive home environments for the people we support and workplaces for our colleagues and will ensure compliance with statutory regulations together with any other regulatory requirements.
  • Providing strong leadership and will always operate in line with our ETHOS values. You will promote a positive team culture of continuous improvement and high performance, driving a step change in outcomes and effectiveness.
  • Working alongside our field based operational colleagues and other internal subject matter experts to ensure new-build developments are delivered effectively and their value is optimised.
  • Establishing, improving, and managing a range of KPI’s/measures to ensure effective performance and efficient project delivery based on stakeholder and customer feedback. Central to the accountability of the team is the provision of reliable and accurate reports to internal stakeholders, including our Executive Committee and the Board.
  • Overseeing the contractual performance and management of contractors, working with external design teams, and establishing robust commercial arrangements and processes to ensure we achieve best value for money.
Role Specific Requirements

What Voyage Care would like from you:

  • Lead the oversight and management of team strategy, pipeline management, budget control and reporting, implementing best practice processes for the growth of our estate through delivery of new-build development projects.
  • Have proven experience in delivery of programmes of new developments, including performance improvements (cost, quality and time) and excellent analytical skills. This is a client-side role, and you will be experienced in the successful end-to-end delivery of construction projects, including defining resources, managing project teams, leading procurement and budget management for projects with construction values ranging from £750,000 to £10 million.
  • Have a proven record of strategic planning and delivery. The role involves oversight of business case development and approvals, cost control (cost plan/ cash flow forecasting), brief and design development, and value engineering where required.
  • Have deep technical and practical knowledge gained within new development programmes, ideally including net zero carbon and retrofit.
  • Have an excellent balance of communication, commercial and construction management skills. You will collaborate effectively, will build and maintain strong relationships with internal and external stakeholders and will learn from feedback.
  • Manage multiple tasks/ deadlines and prioritise accordingly and be methodical, with exceptional attention to detail.
  • Be a qualified property development professional with strong technical skills and experience in delivering an effective, value for money service. You will be RICS/ RIBA qualified, or equivalent.
