Community Manager
Summary: Responsible for assuring the execution of the property’s financial plan and operating budget. The Community Manager is responsible for the entire operation of the property including all aspects of administration, marketing, maintenance, development of staff, and property improvements.
Essential Duties and Responsibilities:

Demonstrate leasing ability
Communicate effectively with prospects and residents
Budgeting and forecasting the property’s financial performance
Negotiating with vendors
Maintaining purchase order handling
Preparation of monthly reports
Review of all reports and forms completed by staff to ensure accuracy
Directly responsible for assisting in the preparation of an annual budget and operating within that budget with regard to the expenses and the generation of income
Walking the property for physical inspection
Interview potential employees
Maintain plan for fire evacuation and disaster response
Supervising the training of new employees
Counseling staff members and keeping them motivated
Provide constant feedback to the supervisor in all areas of the property’s performance
Problem solving
Conducts performance reviews
Provide training to new and existing employees
Keeping abreast of all aspects of the property’s operations to ensure that standards are maintained
Work with Portfolio Manager to facilitate a team-work approach
Insuring accuracy of time-sheets daily and semi-monthly
Perform other duties as requested by Portfolio Manager
Supervisory Responsibilities:
Directly supervises Trainee(s), Leasing Associate(s), Assistant Manager(s) and Maintenance
Technician(s)

Education and/or Experience:
Computer experience required. Must be proficient in on-site computer hardware and software applications. Knowledge of apartment property management normally acquired by on-site experience including but not limited to leasing apartments, ability to deal with the public on continues basis, management of staff and scheduling of turnovers and exposure to payroll
process. Individual must have high school diploma or equivalent degree. Special consideration will be given to those with a college education.
Language Skills:
Ability to communicate well both verbally and in writing. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence.
Mathematical Skills:
Ability to calculate figures and amounts such as discounts, interest, commissions and percentages. Ability to apply concepts of basic algebra and geometry.
Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

While performing the duties of this job, the employee is frequently required to be in an office setting, the employee occasionally works near moving mechanical parts. The employee occasionally works in outside weather conditions and is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals, extreme cold, and vibration.
At times, employee may be scheduled to work at a property that does not have an employee restroom. Although the company actively tries to maintain a vacant apartment that is clean and stocked with toiletries, as times this is not possible. In this case, employees may use an off-site facility and may remain on the clock and request mileage reimbursement.

Pay: $20.00 - $28.00 per hour
