Triptych, Bankside is a brand new, mixed-use luxury development located next to the River Thames in London, launched in Summer 2021. Designed by Squire and Partners, the striking towers of Triptych will become a vibrant and desirable new destination within the South Bank.
Triptych Bankside comprises of:
- 169 private residential apartments within two towers (14 and 18 storeys high) with private amenities
- 29,000 square feet of retail and cultural space
- 85,000 square feet of office accommodation in a separate tower
- a central landscaped public realm, with two levels of basement
Rhodium has been selected as the managing agent across both the residential buildings and the commercial office and retail units. This allows Rhodium to provide a full service and ensure optimum delivery, by having complete knowledge and total accountability. The property management service and daily operations will be delivered to the very highest standards. Meticulous planning is critical to seamless running upon completion, ensuring it is perfectly catered to highly discerning residents and tenants.
Triptych, Bankside is managed as separate commercial and residential entities although naturally there will be opportunities and dependencies between the entities.
Rhodium is seeking an exemplary Building Manager to manage the commercial and retail elements of Triptych.
The Role
The Building Manager (BM) is the most senior member of staff at Triptych Commercial and ultimately manages all commercial staff and contracts. It is expected that the individual will have a close working relationship with the client, will be customer facing and will be central to the experience of the tenants, their visitors, customers and contractors.
This is a highly empowered position requiring high energy and the ability to motivate, cultivate and mentor high performance teams devoted to achieving the highest standards of resident satisfaction and exceptional service.
As a leader, the BM will ensure the multiple service elements operate effectively across the commercial units, with responsibility for all aspects of the operations, including facilities management, contracting, budgeting, health and safety, tenant and employee satisfaction. They will build tenant engagement and loyalty through proactive communications, setting and managing expectations and delivering results. They are the ambassador for the brand and the development.
The BM will have significant experience in industry-leading commercial developments and will bring skills that have been acquired in these areas, including:
- Establish excellent relationships with tenants, contractors, and team members
- A comprehensive understanding of letting strategies to assist the client with driving occupancy.
- Deliver the highest levels of service and setting the bar for premium commercial space in the
- Providing the vision, leadership and strategy to inspire the team to deliver service that delights the users of the scheme.
- Develop and maintain good business and community relationships; support and participate in those business and community activities, which will benefit the property's positioning and maintain positive public image for the development.
- Provide and support service behaviours that are 'above and beyond' for tenant satisfaction.
- Managing and reporting to the client on health and safety.
- Regular reporting to head office and holding meetings to discuss activity on site, HR issues, tenant meetings/concerns, maintenance issues, budgeting etc.
- Develop and motivate an energetic and engaging Provide knowledge, support and coach team, through monthly reviews and behavioural goals.
- Interact in a courteous and professional manner with all guests, staff and community members, ensuring that the Rhodium culture is threaded throughout the guest and team member.
Person Profile
- Previous experience of a new premium commercial opening with involvement in the project and contract
- In-depth health and safety knowledge, NEBOSH
- Considerable hard and soft services knowledge.
- Experience of dealing with operating budgets or service charge budgets in excess of £1m.
- Highly organised with good written and verbal communication
- Flexible, collaborative, hands-on approach to enable success in a dynamic environment.
