The role:
The primary role of an Assistant Surveyor / Surveyor within the Party Wall & Neighbourly Matters team at GIA is to assist with the fulfilling of our clients’ responsibilities under the Party Wall etc. Act 1996, and the provision of advice and assisting with strategy in relation to other neighbourly matters. This will involve the preparation and service of Party Wall Notices and other documents, the drafting and negotiation of Party Wall Awards, the inspection of neighbouring properties and preparation of schedule of condition reports amongst other associated works.
The skills and experience required to fulfil this role are varied, and whilst someone with a background in a similar position or field would be beneficial, ultimately this position is suited to a intelligent, hardworking, confident and charismatic individual with an interest within property or construction and an eagerness to progress and develop oneself.
What we are looking for:
- Advanced capabilities in the use of Microsoft Excel (with an understanding of the use of advanced formulas, conditional formatting and although not a requirement, some knowledge and understanding of VBA would be beneficial);
- Some knowledge of AutoCAD would be beneficial, but not essential;
- Happy to have their working days split between office-based activities, and site based / inspections of land and properties;
- Happy to record condition schedules by way of dictation in front of other surveyors and owners;
- Confident and charismatic, with an ability to represent the company at meetings (in person and online) and events;
- A quick learner, willing to take notes and to refer back to these to ensure that any information shared is implemented;
- An interest and eagerness to progress one’s self personally and to attend CPD’s and to read up on the subject matter, latest case law etc., both during and outside of working hours where relevant. Happy to sign up as a member of an industry specific learned society (such as the Pyramus & Thisbe Society) and attend events hosted by the same;
- Keen to grow one’s own profile within the industry, to network with other surveyors, clients, architects, engineers, lawyers, project managers etc;
- Ideally lives in or within an easy commute of London, in order to pick up and service last minute inspections / meetings etc;
- A highly organised and structured individual, willing to work to existing systems and to put in place their own to ensure that emails, files, folders etc. are promptly and consistently filed, timesheets consistently recorded on a daily basis, and able to maintain and manage one’s own diary;
- Have a very good level of both spoken and written English (ideally demonstrable by way of good GCSE or A-Level grades in English), and able to assist with and prepare reports, emails and give well written and structured advice to clients;
- A clear and confident communicator, both written and verbal;
- Having a professional manner with excellent client facing skills
- Good with numbers and able to carry out complex calculations (such as when considering compensation costs due to a party, and also when considering internally matters such as billing and budgeting);
- Be comfortable operating in situations of conflict / dispute (i.e. between owners, surveyors etc.);
- Punctual and self-motivated with the ability to work independently and as part of a wider team;
- An ability to work under pressure, to manage own time and workload, and adapt to meet changing deadlines.
Duties include:
- Assist with the preparation of fee proposals;
- Researching HM Land Registry for title documents and other sources to obtain information about land ownership;
- Reviewing and analysing construction drawings to identify relevant Party Wall and neighbourly matters;
- Preparation of information schedules and tracking documents / Adjoining Owner schedules;
- General correspondence with clients, design and construction teams, opposing surveyors, and various other parties;
- Attendance at and contribution to meetings (both in person and virtual);
- Preparation and service of Party Wall Notices and other such documents;
- Negotiation of Party Wall Awards and other legal documents (such as scaffold and crane licences);
- Co-ordination and undertaking of inspections and preparation of schedule of condition reports (photographic / dictated);
- Assessment and consideration of damage and likely causation;
- Work on and utilise complex spreadsheets (i.e. for document generation);
- Prepare breakdowns of time / fees, and justify costs to clients / opposing surveyors;
- Assist with monthly billing activities and the raising of invoices;
- Diary and time management, and recording of daily timesheets.
Growth:
- The goal is for the candidate to be able to manage all the above work with limited supervision, but their background will affect how quickly this can be achieved. With high demand for our services, there is a substantial volume of work to gain experience from which means progression can come quickly for the right candidate. Once the candidate is sufficiently experienced, we would like them to aid growing and developing this area of the company. Desired attributes:
- Previous experience working as a Land Surveyor/Building Surveyor/Party Wall Surveyor;
- Experience carrying out condition surveys;
- A good working knowledge of 2D AutoCAD;
- Hardworking and proactive approach;
- Self-motivated with the ability to work independently and as part of a wider team;
- Ability to manage own time and meet changing deadlines;
- Confident and clear communicator – both written and verbal;
- Professional manner with excellent client facing skills;
- Full UK driving licence.
