Job Title: Area Build Manager - South Midlands

Reports to: Construction Director

Key Responsibilities

To take full ownership for the delivery of developments within an allocated geographical area by overseeing and supporting our Site teams, sub-contractors, and suppliers to produce the highest quality homes for our customers, safely, efficiently, professionally within set budgets and to the agreed programme of works.

1. Health, Safety & Environment

- Create a positive team approach to maintaining the highest Health and Safety standards

- Comply with responsibilities outlined by Lioncourt Homes Health and Safety Policy and the Health, Safety & Environment Manager (HS & E) ensuring compliance from our site teams and sub-contractors

- Assist the HS & E Manager in preparing the Construction Phase Health, Safety and Environmental Plan

- Continuous monitoring and supporting of HS&E on developments, providing constructive feedback to each Site team

- Be aware of and support the Company’s commitment to Mental Health Awareness.

2. Development Planning

- Alongside the Construction Director, agree build direction, taking into account individual site challenges and complexities

- Create and adjust build programmes and communicate these to the site teams

- Identify critical issues which could affect the programme delivery and put plans in place to reduce impact.

3. Quality and Programme Delivery

- Visit each development frequently

- Monitor and inspect quality and site presentation to ensure that the highest standards are being achieved by encouraging continuous improvement

- Monitor the NHBC portal to ensure reportable items are kept to a minimum and produce reports to the site teams as and when required

- Provide regular internal feedback where any quality issues are recurrent

- Promote and support the attainment of NHBC quality awards.

4. Leadership

- Create a positive, productive team environment in line with our business culture and values

- Lead, motivate, support, guide and encourage the career development of all members of each Site team

- Carry out recruitment in conjunction with HR and the needs of developments and the business

- Recognise and encourage excellent performance

- Ensure that any training requirements are discussed openly, and steps taken to support any additional development needs

- Undertake annual PDR’s.

5. Sustainability

- Support the delivery of our local Employment and Skills training initiatives

- Encourage a positive and proactive approach to waste management

- Support the achievement of our Company Sustainability Vision targets

- Support community engagement initiatives.

6. Sales Interface

- Ensure a positive, proactive relationship of transparency and trust with the Area Sales managers and the wider Sales team

- Clear and concise communication

- A thorough understanding of the conveyancing and completion processes.

7. Customer Service

- Maintain a 5 star mindset across all of the site teams

- Have a thorough understanding of the customer journey both pre and post legal completion ensuring that each site team is adhering to our standards

- Carry out handover inspections and produce reports to the relevant site teams

- Have a full understanding of the HBF satisfaction process to ensure the highest results are achieved

- Strive to achieve the highest quality Lioncourt homes for our customers.

8. Internal and External Working Relationships

Build a strong cross disciplinary team ethos with all internal departments including Health and Safety, Sales, Commercial, Customer Care, Design, Engineering, Finance, Land, Marketing, HR and IT .

Develop solid working relationships with:

- suppliers and sub-contractors

- local authorities

- service and utility companies

- consortium site representatives where applicable

- local community stakeholders

- consultants

- building Control

- Environment Agency

- Health & Safety Executive

- Housing Association representatives.

9. Personal Qualities

- Proven experience of coaching and guiding others through good communication skills

- Able to communicate clearly and effectively

- Able to delegate work effectively

- Flexible and pragmatic approach to dealing with issues and challenges
