Why this role is important to us
The Transactions Manager - Real Estate role is to help provide strategic support for managing the Real Estate Portfolio across multiple regions, in order to help to maximise the performance and value of the company's freehold and leasehold real estate assets.
The role is to help support in delivering the property strategy in accordance with lease events and business requirements reporting into the International Real Estate Manager.
The successful candidate will be assisting in the proactive management of all properties, including lease management, acquisitions, exits, disposals and dilapidations.
The role’s function is to provide assistance in the management of the real estate portfolio across an international geography including UKI, EMEA & APAC. This requires an ongoing review of the portfolio to gain a good understanding of business requirements, to assist in executing an overall premises strategy, to support company objectives.
This will be delivered by liaising closely with our property, legal, operations and finance teams internally and liaising with lawyers and external professional services to ensure they deliver procured services to agreed performance service levels.
The role will be based the UK with an international coverage, and there will be a need for travel as required.
Work that matters - What you’ll be doing
- Development and ongoing review of Real Estate strategy to ensure relevance to the business and its changing needs.
- To update and maintain a database of all premises to include key trigger and critical lease dates to ensure continual management and realisation of opportunities and compliance of obligations.
- Drive savings, efficiencies and ensure continuous improvement throughout the lifecycle of leases and 3rd party suppliers.
- Directing and instructing external professional services (i.e., legal and transactional requirements)
- Relationship management and engagement with key business stakeholders, landlords, managing agents, contractors, lawyers and other third parties
- Manage costs from third parties, ensuring value service
- Occupancy strategy and monitoring to ensure consistent with FoW program and highlighting opportunities across the estate
- Legal expertise in the disposition, acquisition, building surveying and LTA 1954
- Ensures internal governance is adhered to, management reporting and authorisation processes.
- Source alternative sites proactively when requirements are identified, including opportunities for possible consolidation.
- Provide pre-acquisition input and assistance in due diligence process for M&A’s, including review of financial models and lease commitments
- Manage coordination of post-acquisition activities and integration of premises into the company’s portfolio
- Manage dilapidations assessments and ensure provisions and budgets are fully aligned accordingly.
- Manage rates and ensure appeals and opportunities are acted on as required
- Review of all service charge costs, ensuring they are aligned to the budget and lease agreements and challenged accordingly if necessary.
What you’ll need to bring to the role & Experian
- Sound background in real estate, either via a degree/accreditation from RICS
- Demonstrable Strategic and operational experience in effectively managing acquisitions/disposals
- Proven experience within Property Management for a portfolio of premises
- Experience of setting up new office locations on a global basis
- Proficiency in establishing and building client relationships to meet the departmental goals of the organisation and ability to operate and interact with key stakeholders.
- Understands commercial leases and other legal property documentation,
- Experience of rent reviews, dilapidations, wayleaves, general estate management queries
- Comprehensive knowledge of property law and understanding of LTA 1954
- Thorough understanding and analysis of Service charge budgets, rateable values etc.
- Budget Management
- Proven track record in managing related third- party relationships and confidence when dealing with landlords and managing agents.
