Job objectives and responsibilities
To carry out semi-skilled building services (handyperson) tasks on a fixed basis, paying due regard to Health & Safety legislation, specific company requirements and the latest regulations and approved Codes of Practice. The job holder will have Fabric skills and be able to carry out minor building fabric repairs, Plumbing and any installation work required but also an Electrical and Mechanical understanding to be able to undertake basic electrical tasks e.g. repairs to light fittings and lamp changing. Carrying out water flushing/temperature checks and completion of the L8 log book will also be required.
The job holder will occasionally be responsible for supervision of specialist sub-contractors and other trades associated with rectifying building fabric/electrical and plumbing problems where so instructed. They should have sufficient electrical competencies to be able to work safely on low level electrical tasks such as lamp changing, PAT testing etc. He/she will be expected to communicate well with MITIE staff of other disciplines and be expected to provide assistance where necessary and within the operative's competence.
A proactive, flexible approach to the job is a prerequisite requirement.
Main duties
- Carry out all planned building / fabric maintenance tasks as per program and keep accurate auditable records of works planned and completed.
- Carry out all reactive works to all technical and building equipment as required, ensuring minimum downtime is experienced.
- To ensure that the site is kept in good decorative order internally and externally – and to given specification and ensure timely completion.
- Carry out all planned and reactive furniture works to given specification and ensure timely completion - including additional works in relation to furniture relocation and moves.
- Supervise all MITIE sub-contractors on Vodafone property effectively, ensuring all relevant guidelines legislation is adhered to and all relevant paperwork is in place.
- Understands and works within all Health and Safety criteria and processes relevant to work activities. -Safe systems of work / PPE / COSHH / Accident & Incident Reporting.
- Shows a proactive approach to Health & safety in the work environment and take the necessary steps to ensure risks are mitigated.
- Ability to carry out fabric repairs and maintenance including plumbing/drainage, basic electrical, joinery work, painting and decorating including any preparation works
- To work closely with other MITIE staff to deliver all work within the allocated time frame.
- Remain fully aware of customers' needs at all times, therefore maintaining high standards of customer care
- Be flexible and undertake other reasonable duties to accommodate operational requirements

Person Specification
- Experience of planned preventative maintenance and reactive works / tasks
- City & Guild qualification and/or demonstratable experience in one or all of the following disciplines –
- Painting & decorating
- Basic Electrical
- Basic Plumbing/Drainage
- Lock repairs
- Basic building fabric repair
- Manual Handling certified
- IOSH certified or equivalent
- Excellent Customer Service experience preferably with an emphasis on dealing with customers and clients both face to face, and over the phone. A professional demeanour is required at all times.
