Ideally you will have an HNC/HND or equivalent experience in a building/construction related practice. A good Health and Safety knowledge and a strong teamwork attitude with previous experience of working within Social Housing will be helpful. All required Health & Safety training will be provided for those candidates who are successful with ongoing training available
Good customer skills, face to face, telephone and written are also necessary to successfully deliver this role.
Reporting to the Operations Manager, and working in a small local team, the post holder will be responsible for providing operational and technical support in the delivery of responsive repairs executed by the in-house maintenance team and or support contractors. This role will be covering a Coventry patch working with a supervisor and planner . Three other Surveyors are in post covering the Coventry patches.
The successful candidate will have the ability to:
Plan, organise and undertake pre- and post-inspections and the preparation of schedules of works using relevant NHF Schedule of Rates relating to responsive and voids works. Have knowledge of disrepair cases and diagnosing building defects, as well the ability to complete forensic diagnosis of building related defects and write the appropriate reports.
Supervise and effectively co-ordinate the work of internal and external contractors, ensuring works are carried out in accordance with specifications, legislation, relevant codes of practice and customer requirements.
Prepare detailed specifications and schedules of work and procuring these works through tendering protocols.
Manage works within the scope of the CDM Regulations, as well all appropriate H&S legislation.
Delivering maintenance repairs in line with key performance indicators including cost, quality, customer satisfaction and safety.
You will be able to work to deadlines and manage and prioritise your own workload A good level of IT literacy including ability to learn new office management systems is essential.
This is a pivotal role within our Maintenance Operations team, and we are keen to hear from candidates who can demonstrate the skills and abilities with a creative approach to problem solving. Able to deal calmly and effectively with difficult situations and continually strive to improve our customer’s experience.
