Residential Conveyancer – Technical Advisor
Lincoln/ Remote

Overview of Position
- As a Technical Advisor you will run your own caseload of mainly referral work within residential property ( freehold/ leasehold)
- Dealing with complex enquiries
- Title checking
- Takes responsibility for development of own technical competence (e.g. attends courses, reads updates and cascades as appropriate)
- Proactively seeks to resolve issues for the best commercial outcome (e.g. obtains indemnity policies where sufficient, seeks to find a mutually agreeable solution when parties in dispute and identifies and interprets applicable legislation)
- Identifies when greater knowledge or experience is required and asks for support (e.g. discuss with colleagues and raise areas of concern)
- Prioritises work to meet the needs of the division
- Manages work load effectively (e.g. prioritises pre-exchange checks, enquiries, title checks and ID checks)
- Demonstrates accuracy when preparing correspondence and documents (e.g. property reports and subsequent advice)
- Requires minimal supervision
- Aware of Complaints Procedure, immediately escalating written complaints or direct requests for escalation and assisting with resolution
- Understands the high risk nature of Residential Conveyancing and takes personal responsibility for managing compliance and following procedures
- Aware of Risk Management Analysis and follows the procedures (e.g. contributes to Risk Management Analysis; makes suggestions and assists with annual review when requested)
- Supports junior staff on matters of risk management and compliance
- Ensures procedural compliance by conveyancers when completing PEC
- Assesses the balance and probability of risk when making decisions
