3. Insight Lettings

We provide tenant find services and property management services for the Insight Group clients (our Landlords). It is important as a letting agent that we provide the best service to our landlords from the initial tenant find and throughout the tenancy. We aim to:

· Provide good quality tenants

· Provide excellent management services to tenants and landlords

· Facilitate and arrange maintenance works, including full refurbishments for newly purchased properties, re-let maintenance work and maintenance requirements from tenants

The Job Role

The role is a carried out on a self employed basis and covers the area of Manchester/Lancashire covering Blackpool, Fleetwood, Preston, Chorley, Blackburn, Burnley, Bolton, Bury, Manchester, Rochdale, Oldham, Stockport, Stretford, Lancaster, Morecambe, Barrow-in-Furness and surrounding areas.

You will be joining a team of six other agents, that cover the rest of our portfolio area. You will be supporting activity from both Insight Lettings and Insight Portfolio, with the main responsibilities being:

· Property visits/inspections

o Pre-purchase and valuation visits – attending a property that we are considering purchasing to assess the investment for our client and report back

o Completion – reviewing the property after purchase to report back on potential work needed

o Maintenance sign off visit – assessing work carried out by contractors to ensure all complete and to a suitable standard

o Viewings – attend the property with a potential new tenant to explain the features and answer any questions – this may be in person or virtually

o Move in meeting – attend with the new tenant to hand over the property and ensure all documentation complete and necessary checks carried out

o In-tenancy inspections – general property inspections as well as rent chasing visits

o Move out inspections – assessing any work needed before the tenant leaves and feeding back

o Ad-hoc activity – attending with a contractor to allow for access, inspections with the property is empty

o General admin – topping up utility meters, fitting key safes, collecting and cutting keys

· Attend meetings with key stakeholders, where necessary, to keep up to date with business change

· Represent the Insight Group in a professional and efficient manner

· Interact with the wider Insight Group employees to ensure that any issues are flagged quickly and to share knowledge

Key skills:

  • Good communication skills (both written and verbal)
  • Strong IT skills
  • The ability to create good first impressions and interact with new people
  • You need to be able to work under your own initiative and have a problem solving ‘can do’ attitude
  • As the eyes and ears of our business, you need a great attention to detail
  • Committed to doing a ‘great’ job

How it works

  • Although, it is hard to predict how many hours per week we need your services, on average 16-30 hours per month.
  • We will create a google calendar that you will have access to, to manage your time as well as notifying us of any restrictions
  • Full training will be provided as well as ongoing support, regular team meetings and invites to business updates
  • All kit needed to carry out the role e.g. camera, light etc will be provided

Qualifications and Experience

  • Full UK driving licence and own car
  • Ideally experience in the same or similar role/property management role

Remuneration

Competitive hourly rate, paid travel time and mileage.
