Retail Development Manager (Commercial Property)
£50,000 - £54,500 depending on skills, knowledge & experience + excellent benefits
Band 3, Permanent, TTLP (TfL)

Role Overview
TfL is one of the largest landlords in London. With over 800 retail properties and high footfall across our network we are in a unique position to maximise commercial opportunities. We will do this both by developing new high specification retail outlets as well as improving our existing retail offering.
As the Retail Development Manager, you will manage and optimise the commercial portfolio for both new and existing retail spaces that deliver a sustainable income whilst improving the customer experience and station ambience. Your creativity will allow the retail space to function within a transport environment and be considerate to our ESG and net zero carbon targets.
Key Accountabilities
The role is responsible for managing the end-to-end process for delivering commercial retail space:
1. Optimising retail space for our Business Partners success resulting in maximising income and customer experience in a safe environment – ensuring the right balance between project delivery timeframes
2. Align their individual portfolio with the estate wide strategic view by working closely with the Retail Development Lead, as well as Strategic partners, Specialist Advisors and Sponsorship teams with the strategic aims of supporting our tenant business partners as a conscientious landlord, both SME’s and national brands.
3. Placing customer experience at the heart of our approach support the drive to increase revenue growth through development of excellent partnership relationships with retailers and wider stakeholders.
4. Work closely with the operating business, stakeholders to gain buy in, and to identify the most effective delivery methods and expedite the delivery process.
5. Work closely with the construction teams (and other modes where appropriate) to consider the feasibility of retail development projects, including the development of a suitable business case.
6. Working with the appropriate internal and external stakeholders, manage and implement revenue growth strategies aligned to the overall retail strategy to achieve the optimum use of space and brand mix.
7. Management and coordination of the investment appraisal process for those commercial opportunities identified as feasible.
8. Ensuring that Health and Safety statutory approvals and training standards and guidelines are followed.
Skills
- Commercial innovation: Ability to recognise and develop ideas, drive different ways of working and establish new processes that will deliver improved financial results for TTLP.
- Ability to work collaboratively across disciplines to identify optimum mitigation and corrective actions to minimise impacts on programme/cost.
- Commercially astute: Able to evaluate the financial value of new opportunities and contribute to robust and convincing financial business cases.
- The ability to manage and motivate a team to ensure high levels of service delivery in a customer focused environment whilst taking a team through unprecedented change.
- Degree level qualification preferably in a property related discipline, or equivalent relevant experience.
- Knowledge of developing new and existing commercial space.
- Knowledge of the Retail sector or other customer focused environment.
- An understanding of the complex transport environment or other highly regulated industry.
- Experience of driving excellence in customer experience, including ability to drive improvement in customer KPIs.
- Experience of driving revenue growth.
- Experience of the public sector, transport, or other highly regulated industry.
- Experience in project and programme delivery.
- Experience of problem solving and organisational complexity to deliver results.
