About the Role…
Due to the recent and significant expansion of our operational portfolio, we have an exciting opportunity for an Estates Surveyor to join our existing Estates Team as a Regional Asset Manager! The position will report into the Head of Estates, and will assist the running of our operational, investment and sublet property portfolio across the UK and ROI. The role will include all aspects of property and asset management with a focus on Landlord and Tenant related matters.
Your role covers the North East region of the UK and you ensure the smooth day-to-day management of the property portfolio for this region. We are looking for an experienced individual who is an expert in this field with proven record of accomplishment and experience in dealing with leasehold premises, lease renewals and stakeholder management.

Duties & Responsibilities
Build strong relationships with both internal and external advisors and stakeholders including solicitors, property advisors, managing agents and landlords.
Assist in the running and operation of the property function within EG Group.
Work closely with our existing Construction and Planning team to ensure projects on leasehold sites are delivered on time and without issues.
Optimise rental income, the disposal of surplus accommodation and maintain relationships with subtenants to ensure they comply with their contractual obligations.
Contribute towards the effective management of the existing portfolio which extends across the UK and ROI to support the growing success of our operational brands.
To identify, investigate and add value to the portfolio so you can benefit from our existing businesses and brands.
Undertake rent reviews, lease renewals, and instruct / monitor external agents to minimise their financial impact on the business and maximise operational flexibility.
Look to take advantage of market opportunities in the form of the purchase of freeholds, sale and leasebacks, lease regears and extensions.
Liaise with both landlords and tenants and their respective advisors to ensure the smooth day-to-day management of the property portfolio.
Contribute towards the monitoring of all property-related holding costs in conjunction with other team members and external advisors.
In conjunction with external consultants and advisors, provide focused and site specific support on other aspects of estate management including areas such as rating, compulsory purchase, the closure and disposal of sites and dilapidation claims.
Travel across cities in the Nort East region of the country where EG Group hold and lease property.

Candidate Requirements
Full UK driving license
Able to demonstrate good communication skills to build and strengthen professional relationships with internal and external stakeholders.
Manage your time effectively in a fast-moving and dynamic work environment to deliver matters and projects successfully and in a timely manner.
Proficient is all Microsoft packages as well the management and operation of the Groups property Database, Qube/Horizon.
Strong and proven track record of dealing with leasehold premises specifically on a structured approach to the successful settlement of rent reviews, lease renewals and lease regears and extensions.
RICS qualified – 3 -4 post qualified experience (Desirable)
Previous experience in the retail, food-to-go, leisure and roadside sectors (Desirable)
