About the role
The Real Estate Manager will join our team of five professionals in Alameda at a dynamic 1.4M SF life science project, offering top quality amenities for the PM team! You will lead all aspects of financial reporting, reconciliations, lease abstracting, accruals and re-forecasting.
What you’ll do
Mange all financial aspects, with the oversight of the Sr. Manager, and serve as the main point of contact between accounting and the property management team.
Develop and control annual budgets for operating and capital expenses. Forecasts management plans and prepares monthly performance, explaining variances.
Collects rent and pays expenses in compliance with lease terms. Prepares all required legal notices. Recommends and coordinates legal action as the need arises.
Reviews and reconciles tenant rent and Common Area Maintenance (CAM) recovery charges for multiple CAM pools. Understand, implement and assess the gross up process, CAM caps and base years by creating a spreadsheet to track.
Reviews and follows CBRE process for monthly rent-ups, analyzes leases and prepares abstract forms.
Works in Kardin to create budgets and perform annual reconciliations.
Managing account receivables, including aging delinquencies, following up with tenants.
Review and complete process for all reclasses each month.
Collaborate with onsite team and lead weekly accounting calls.
Mentor and train the RESA and AREM staff on property management financial reporting
May provides formal supervision to individual employees within single functional or operational area. Leads the way and models behaviors that are consistent with the company's values.

Bachelor's degree (BA/BS) from four-year college or university and/or a minimum of four to six years of related experience and/or training. Financial or Accounting experience a plus. Real estate license required and CPM or RPA professional designation or candidacy preferred.
Excellent written and verbal communication. Strong interpersonal and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information and respond effectively to critical issues.
Requires developed knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts high level financial analysis.
Ability to comprehend, analyze, and interpret intricate documents. Ability to resolve problems involving several options in situations. Requires high level analytical and quantitative skills.
Intermediate to expert skills with Microsoft Office Suite.
Decisions made with detailed understanding of procedures, company policies, and business practices to achieve general results and timelines. Responsible for setting work unit and/or project timeline. Errors in judgment may cause short-term impact to department.
