As the Estate Manager, you will be accountable for overseeing the day-to-day facilities management of the properties at Kingsland Business Park. This will involve managing on-site teams, measuring and evaluating vendors, setting and managing service charge budgets, ensuring compliance with EH&S regulations, coordinating planned maintenance and reactive repairs, and supporting the delivery of FM projects for the London portfolio and other UK locations.

And as an Estates Manager with Bellrock, you’ll do it by…
- Act as the primary point of contact between the Client, Contractors, and our organisation to ensure effective communication at all times.
- Attend meetings with the client to discuss projects, health and safety, and monthly service reviews.
- Curate a safe, welcoming, and exciting environment for all occupiers and visitors.
- Establish extensive local networks with business partnerships, stakeholders, and the local community to gain in-depth knowledge of Kingsland Business Park and the surrounding area.
- Suggest ideas to improve event setup, running, and engagement activities on a strategic level.
- Gather occupier feedback and present it to the SDM/PM and client management for continuous improvement.
- Foster positive relationships between Kingsland Business Park occupiers and facility providers such as cleaning, security, and maintenance.
- Manage reactive and planned works, ensuring routine maintenance tasks are carried out on time and within the contract.
- Review and inspect work for quality, accuracy, and completeness.
- Assist in budget preparation and provide necessary data for monthly client reports/minutes.
- Ensure compliance with health and safety regulations and maintain the statutory accident book.
- Demonstrate continuous effort to improve operations, streamline work processes, and provide a quality seamless customer service.
- Lead, motivate, and develop on-site FM teams (where applicable) and measure the performance of all FM vendors.
- Manage on-site tenant relationships and ensure PPM and reactive repairs are performed to specification.
- Develop service charge budgets for the estate and effectively manage operational costs.
- Ensure compliance with all relevant EH&S legislation and policies.
- Provide support to achieve and maintain ISO14001 Certification and implement positive sustainability changes.
What does it take?

- Previous experience in Facilities Management is preferred.
- Excellent communication and influencing skills.
- Strong attention to detail with the ability to multitask and converse effectively at multiple levels.
- Knowledge of the FM Environment.
- Demonstrable leadership skills with a clear focus on building and leading teams to success
Working arrangements
We embrace smarter working practices which offer our employees the opportunity to work their hours flexibly and remotely where their roles and business needs allow. In this role, the successful candidate would be required to work from the Kingsland Business Park, RG24 8EN and working pattern Monday to Friday 8:30 am to 5:00 pm.
