Job Description
The Real Estate Analyst is primarily responsible for leading or assisting with due diligence, negotiations, valuations and document preparation in connection with the transaction of real estate interests. Responsible for maintaining and analyzing large sets of real estate data, communicating findings, and facilitating various facets of the Property and Insurance Department, including space planning, financials, and lease analysis for the organization. Provides support to senior and middle management staff in the use of real estate data analysis. Reviews current real estate processes and implements process improvements. Operates in accordance with policies and procedures that guide the activities of the Property and Insurance Department section.
QUALIFICATIONS:
- Bachelor’s Degree in Business, Administration or other related discipline with industry-specific certifications.
- Eligible for membership and able to maintain in good standing membership with the Ontario Association of Real Estate Administrators or the Real Estate Institute of Canada (CLO designation).
- Minimum of 3 to 5 years experience in Real Estate Data Analysis, Space planning, and Lease Administration.
- Extensive knowledge of leasing processes and guidelines.
- Advanced computer skills, including Microsoft Office (Word, Excel, Outlook) and databases.
- Knowledge in design applications such as AutoCAD, etc.
- Extensive knowledge of legislation that impacts both owned and leased properties.
- Extensive knowledge of the Landlord/Tenant Act of Ontario.
- Knowledge of data consolidation, data analytics and process development
- Knowledge of computer-assisted design software and graphics software
RESPONSIBILITIES:
Under the direction of the Manager of Planning and Insurance, this position is responsible for:
Properties Data Analysis and Reporting
- Compiles internal and external real estate data to assist in ongoing portfolio management responsibilities.
- Develops and maintains a real estate inventory of CLTO properties.
- Stratifies and analyzes large data sets to identify performance trends and correlations.
- Prepares presentations with real estate analysis in the monthly/ quarterly reports and other reporting as requested for stakeholders.
- Completes Charity Tax Rebate Application for all commercial leased properties through the Charity Tax Rebate Program with the City of Toronto in a timely manner.
Space Planning
- Conducts market research and compiles data for space planning objectives.
- Analyses cost estimates for new buildings, renovations, remodels, expansions, and additions
- Coordinates furniture planning efforts with department representatives • Prioritizes space needs as it relates to budgetary constraints • Consults with various departments to determine needs, preferences, safety requirements and purpose of space; and translate into space planning perimeters
- Able to draft and interpret plans, elevations, cross sections and detailed drawings, and advise on selection of colours, finishes and materials; taking into account ergonomic and occupational health standards.
Lease Management
- Reviews Real Estate leases, utility, and tax expenses. Ensures the Real Estate portfolio cost is optimized.
- Tracks and monitors lease obligations.
- Assists with negotiations, documentation and implementation of routine, non-controversial real estate transactions (land acquisitions, disposals, leases, licenses, easements, encroachments and other limited interest agreements) with appropriate consideration given to long-term and immediate real estate needs of the Association.
