ABOUT THE ROLE

Reporting to the Head of Property, the Property Manager is responsible for developing and building strong relationships with homeowners, ensuring property standards and compliance are met, analysing performance data and developing appropriate action plans with the ultimate aim of maximising the performance of properties within their portfolio.

CThis is a full-time role based in North of England & South of Scotland and when not out visiting properties and homeowners, can be based from home or C&C main office in Kelso. The Property Manager will be required to manage properties within the North of England & South of Scotland, as such, candidates within this region are preferred.

Acting as an account manager, the Property Manager, with support from the Assistant Property
Managers, has overall responsibility for their portfolio of properties to include:

Property performance

  • Improving property performance year on year to increase revenue and occupancy.
  • Analysing monthly and annual occupancy and revenue figures and developing appropriate action plans to exceed performance targets.
  • Building relationships with homeowners and regularly communicating with them to ensure that their property standards are kept high, addressing any queries and property related issues and to arrange at least one annual owner meeting and performance review.
  • Proactively managing pricing by following booking trends and developing a strategy to achieve the highest possible revenue.
  • Reviewing property listings, discounts and value-added offers, working closely with the marketing team to maximise exposure.
  • Supporting the Assistant Property Manager with their job role, collaborating on tasks to ensure the best possible outcomes.

Quality control

  • Undertaking at least one inspection per year of each property to ensure high standards and compliance.
  • Developing and implementing action plans with homeowners to ensure that we deliver the highest standards to achieve the ultimate in guest satisfaction.
  • Collaborating with the wider team to understand guest feedback, bringing timely resolutions for damage disputes and complaints, always looking at ways of making improvements to reduce further issues.

New property onboarding (as required on a case-by-case basis)

  • Undertaking phase two of the property onboarding process, including the second visit to property to check compliance and check property is photography ready.
  • Advising new owners on all aspects of successful holiday letting including interior styling, practical advice, legislative and safety requirements.
  • Providing full spec for web site.
  • Briefing copywriter.
  • Overseeing creation of arrival information and property information book.
  • Commissioning photography.
  • Selecting images.
  • Preparing web page.
  • Briefing marketing team for launch.
  • Occasionally carrying out phase one of the onboarding process on a case-by-case basis.

ABOUT YOU

To be successful in this role, we are looking for someone with the following knowledge, skills and experience.

Essential

  • Previous experience of delivering the highest levels of customer service with excellent interpersonal skills and communication skills.
  • A charismatic personality with a ‘can-do’ attitude.
  • Excellent attention to detail, with strong organisational and time management skills.
  • Experience of analysing data and identifying patterns.
  • Solutions oriented, with intuitive problem solving and analytical abilities.
  • Ability to multi-task in a fast-paced environment, adopting a flexible approach to meet the needs of the team and overall organisation.
  • Self-motivated with plenty of initiative.
  • Excellent IT skills, ability to find way around new tools quickly and comfortably.
  • A flair and keen interest in properties and interior styling, knowing what looks good and what could look better!
  • This role requires full eligibility to work in the UK.

Desirable

  • Experience in the property management, travel or comparable industry.
  • An excellent understanding of and love for our local areas.
