Job description
We are looking for an experienced Apprentice Property Manager to join our busy and friendly team based in Poole. SPL Property Management is part of the Leaders Romans Group and manages a wide variety of properties across the South Coast.
Some exposure to the Property Industry would be a bonus for this role, however full training will be provided and you will be enrolled onto an Apprenticeship for full support throughout your training.
Managing your own portfolio of properties, and reporting to the Head of Property Management, you will be responsible for:
- Responding, in a timely manner, to all enquiries received from Clients, leaseholders and other stakeholders
- Preparing budgets for consideration by Clients and management of budget expenditure throughout the year
- Review of year end accounts, seeking approval on these and arranging for distribution of the same
- Dealing with transfer paperwork when properties change hands, including updating of Company Books and issue of Share Certificate, as applicable
- Project Management of any major projects including issue of Section 20 notices and liaison with Building Surveyors and Contractors throughout
- Reviewing leases and ensuring compliance with the terms contained therein
- Working with the accounts team on management of arrears
- Completing KPI data as required for reporting to Head of Property Management and Clients
- Site inspections in line with management agreements
- Attending, chairing and minuting Annual General Meetings and any Director or Resident meetings
- Ensuring compliance with all Health and Safety and Fire Safety legislation
- Arranging re-active and pro-active repairs and works as needed
- Working with, and providing support to, the rest of the office team
