Position: Property Manager with a Focus on Design, Project Management, and Marketing

Job Summary:

Join our boutique real estate investment company, established for over 40 years, as a property manager specializing in design, marketing and project management. In this role, you will provide comprehensive support to the company's partner. This position offers exceptional growth opportunities, including pathways into interior design, multifamily marketing, project management, development roles, and potential equity/partnership opportunities. We are seeking an ambitious and creative individual with a background in one or more of these areas: property management ,interior design, renovation, development, and marketing, as well as a passion for real estate, to join our dynamic team.

Primary Responsibilities:

Marketing and Leasing

Update websites and blogs, including content, leasing availabilities, and floor plans.

Prepare or review marketing materials for rental properties, such as apartments, industrial spaces, and creative offices.

Manage apartment listings on various platforms, ensuring accurate and appealing information.

Conduct research on real estate comps, inventory, and absorption to determine rental rates.

Arrange or oversee photography, promotion, and virtual staging in marketing materials.

Implement and manage remote leasing platforms, such as ShowMojo, when appropriate.

Coordinate photography, virtual tours, and digital staging for apartment listings.

Review marketing and rental listings created by third-party managers and agents.

Develop expertise in renting difficult-to-lease apartment units.

Inspect apartments for curb appeal and readiness for rent.

Design

Identify desirable features that enhance the value of apartment units.

Utilize your creative flair for interior and exterior design to renovate or develop apartment units and smaller apartment complexes.

Participate in planning and preparing project plans for value-add acquisition opportunities.

Renovation and Development

Efficiently and effectively manage and supervise interns.

Schedule and coordinate vendors for apartment renovations and repairs, ensuring timely completion.

Handle zoning issues by coordinating with cities and consultants, as necessary.

Maintain vendor relationships, ensuring tasks are completed as assigned.

Demonstrate proficiency in apartment renovations and turnovers.

Prepare plan notes, work orders, construction contracts.

Oversee vendors, tradespeople, and service providers, estimating and bidding projects, and coordinating schedules.

Collaborate with architects and engineers on design and permit processing.

Maintain project budgets and schedules.

Prepare bid and payment approvals, work orders and construction agreements.

Manage consultant and contractor payment applications and draws.

Assist in the analysis of potential real estate investments or acquisitions.

Job Qualifications:

Proficiency in Microsoft Office Suite, QuickBooks, Yardi, PowerPoint, and WordPress.

Demonstrated skills in project management and property management.

Proven ability to drive ideas to completion.

Background and flair for marketing and interior design.

Willingness to learn and potential for growth into partnership or equity positions.

Any renovation or development experience is a plus.

Desire to learn and progress, with training and mentoring opportunities available.

Must have a car for site visits.
