Head of Operations
Full Time 40 hours per week, 08.30 - 17.30 Monday to Friday, but flexibility in hours is required to ensure continuity of Estate Management cover.

Job purpose:
A senior leadership role in all operational strategy, proactive planning and estate management. Ensuring Chiswick Park is operating efficiently, effectively and safely in line with statutory compliance, best practice, expected high standards, operational business strategies and outstanding customer service. Working with all departments and external service partners to ensure delivery in line with our overall Mission, Vision, Values and Objectives.
Key accountabilities:
· Support to the Estate Director in the effective running of a World Class Business Park.
· Develop and implement Business strategies across the Operational and IT infrastructure areas.
· Accountability in all Health & Safety matters – compliance with Legislation and Company Health & Safety practices and procedures, and developing and maintaining H&S training matrices. Utilising the guidance and support from the H&S Coordinator and Central compliance/operations team.
· Creation and implementation of effective operational policies and procedures.
· Accountability for all operational budget lines and support for all non-operational budget lines, working closely with the finance team and Estate Director. Ensuring accurate tracking and involvement in forecast planning. To manage and report on service charge expenditure variations.
· Lead on a number of ESG key focuses (particularly Environmental and Governance) with support from other leaders in the business. To also include reporting to internal and external stakeholders.
· Through support by key management roles, lead the direction with key operational service partners. Guiding and supporting in contract reviews and tender processes in line with business procurement expectations.
· Support to the Technical Manager in the delivery of all technical projects and proactive Life Cycle management.
· Support the Estates and Services Manager in the effective management across the estate.
· Lead and manage KPIs across a number of key business areas.
· Lead on regular operational management meetings and reports.
· Preparation of presentations for webinars, meetings and reports and assist in writing submission documents for external stakeholder engagement.
· Seeking innovation and best practice in continuing to lead the way in estate management.
· Line Management responsibilities.
· On-call support for the Business in relation to Crisis Management, Emergency Procedures and Disaster Recovery.
· Guest Experience – working in collaboration with the Head of Guest Experience by supporting the planning, developing, implementation and delivery of this key focus area for the business including Events & Sports in-line with the business strategy.
· Effective stakeholder engagement with the leadership team.
· Deputise for the Estate Director in their absence, with support from other leadership colleagues.
· Other ad-hoc duties as may be required as part of the operations team and/or the overall business.
Reporting Relationships:
· Reporting to: Estate Director
· Direct Reports: Technical Manager, Estate & Services Manager, Building Operations Manager, Operations Co-ordinator and Sustainability Data Analyst
· Working alongside the Head of Security & Risk, Head of Guest Experience, Head of People & Culture and Head of Finance
· Strategic support to/from the Landlord’s Central Operations team
Personal Attributes:
· Previous senior and strategic management position in an established Estate, Retail or Hospitality environment with a minimum of 5years experience
· Qualification, Membership or Affiliations with appropriate industry bodies
· IOSH Managing Safely (minimum), NEBOSH General Certificate (desired)
· Experience in managing and leading large teams
· Experience in planning and management of budgets
· Ability to prioritise within a multi-tasking environment, flexibility, accuracy and attention to detail
· Innovatively and results oriented

Salary: Up to £85,000.00 per year
