New Homes Manager

Salary: £38,000 to £40,000

Type: Permanent, Full time (35 hours per week)

Location: Ealing office base. However, this role is expected to travel to sites across mainly London and the Southeast.

About the role

We’re searching for a New Homes Manager to join our friendly and hard-working team at A2Dominion. This role is tasked to manage project and customer relationships and organization of new schemes.

Key responsibilities:

· As a member of the Residential Services Department, to contribute to operational effectiveness and provide specialist advice in relation to particular projects and developments.

· To implement the Department and Team strategy and ensure services are responsive to changes in the external environment and internal priorities.

· To apply the framework for the New Homes Team to deliver excellent standards and performance in relation to regulatory and legal compliance, best practice, innovation, customer service and maximising income, specifically in the areas of:

Liaison with Project Teams through the life of the project to ensure the operational management considerations feature in the design and build

Contact with residents from exchange of contracts onwards (subject to pilot)

Organisation and delivery of Home Demonstrations for all customers prior to them moving into their new homes

Managing the move in and occupation process on new schemes

Developing comprehensive management strategy and budget for the new schemes

Managing snagging and defects

Acting as the client for handover of buildings into management

Acting as the main point of contact for residents from home demo (or exchange of contract) until the building is handed into mainstream management

· To ensure service delivery and performance is delivered in accordance with service standards policies, procedures, statutory regulations and relevant Codes of Practice.

· To meet challenging achievable targets and to proactively establish and develop innovative methods for improving overall performance.

More about you:

For this role, we’re looking for someone with the following:

· Educated to GCSE level or equivalent in Maths & English (Grades A* - C)

· Experience of delivery of a customer orientated service to leaseholder, owners and/or tenants ideally in mixed tenure schemes

· An understanding of the issues related to leaseholder and shared owners

· Good level of IT knowledge including Word and Excel, and an ability to compile and write reports

· Previous experience of Housing or Property management including an understanding of buildings and construction

· Able to manage own workloads effectively

· Full UK driving licence and access to their own vehicle
