Minimum Qualifications:
Education:
- High School diploma or equivalent (GED) preferred
Experience: * 1 year of experience in property management maintenance performing the duties associated with Maintenance Technician IIKnowledge, Skills and Abilities:
- Ability to clearly communicate, speak, read and write English as demonstrated by clear and concise written and verbal communications; the ability to read maintenance tickets, to read and understand policies and procedures including but not limited to Key Control Policy and all Maintenance Emergency policies and procedures.
- Ability to identify cleaning and chemical supplies, ability to read and understand Hazard Communication Safety Data Sheets (SDS), ability to understand proper applications of chemicals and general cleaning supplies, ability to frequently handle and properly dispose of these products.
- Knowledge of Personal Protective Equipment (PPE) and ability to use properly.
- Possesses general knowledge of HVAC, electrical, plumbing, major appliances,
carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), fitness equipment, waste management systems. Ability to understand basic construction knowledge including, framing, installation of countertops/cabinets, installing drywall and subfloors.
Physical Demands:
- Frequently transports objects of up to 60 pounds across variable distances and possesses the necessary mobility and flexibility to store and retrieve packages from shelving.
- Ability to frequently use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, power tools, pressure washers, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, waste management systems such as trash compactors, waste caddies, pallet jacks, carts, landscaping equipment, sandblasters, and safety equipment.
- Exhibits ability to frequently stand, walk, stoop, kneel, crouch, crawl, and climb (stairs, ladders, etc.).
- Occasionally operates motorized vehicles such as, but not limited to, a car, truck, van or golf cart, where applicable. Working Environment:
- Ability to be on-call as required by work schedule
- Ability to respond within 1 hour from the time the on-call has dispatched
