The UCL Estates Operations team manages a property portfolio of of over 645,000m2 of diverse real estate on behalf of UCL, supporting over 48,000 student’s and nearly 15,000 staff. Managing an in house UCL workforce of 250 staff with a contractor workforce of over 1000, the primary function of the Maintenance division is to provide all Facilities Management services including , cleaning, cleaning, security and maintenance.
About the role
Reporting into the Head of Maintenance Operations, the Building and Fabric Manager will manage the Fabric team on a day to day basis, liaising with contractors to ensure smooth operational workflow, leading and managing the planning and co-ordination of daily workflow and events. They will act as the deputy to the Head of Maintenance Operations, leading in their stead as needed.
The successful candidate will participate in the management and development of policies, systems and procedures as well as short, medium and long term plans for operational improvement. They will monitor and look for ways to improve the efficiency of the operations and oversee the daily management of contractors and staff working in various trades with different skill sets. They will liaise with colleagues across UCL and build effective working relationships with stakeholders at all levels, including third party suppliers.
About you
To excel in this role, you will have Experience in working cooperatively and strategically in a team environment with internal and external stakeholders at all levels. You have broad knowledge of current working policies and regulations in a complex academic institution, with excellent knowledge of relevant legislation including Health and Safety, Fire Risk Assessments and the principles of L8 and Asbestos. Your thinking will be strategic, with the ability to plan for the medium term, as well as on an immediate basis.
You are a results-focussed individual, with the ability to work at pace, manage and motivate a team and ensure adherence to high standards and quality of work. You are adaptable and resilient, capable of reacting quickly to changes and undertake challenging tasks. You should also be pro-active, have excellent time management and prioritisation skills.
Your communication skills will be top-notch, you should be able to work collegially within a complex institution with a wide range of internal and external stakeholders, and develop and manage relationships with support functions, stakeholders and third party suppliers.
