Role title: Maintenance Assistant

Reports to: Estates Manager

Salary: Available on application

Hours

Full time role, 37½ hours per week on a shift pattern which rotates on a half termly basis.

The early shift and late shift system will operate according to the hours below.

There will be a requirement to be on call during out of hours for one week in every four. The School also reserves the right to amend the start and finish time according to the needs of the School. The post-holder will be entitled to one hour lunch break from 12.30 to 13.30 on each working day.

Term time:

● Early Shift: Monday to Friday 07.00 to 15.00

● Late Shift: Monday to Friday 11:00 to 19.00

● Saturday 08:00 – 14:00 (only required to work one Saturday every four weeks)

School Holidays:

● Monday to Friday 08.00 to 17.00

In addition, the post-holder will be required to work occasionally to cover some events during the evenings or weekends.

Job Purpose

The Maintenance Assistant works as part of the PACT MAINTENDACE TEAM which manages three estates: The Cedars School, The Laurels School and Oakwood School.

The key function will be to undertake all maintenance related activities to meet the needs of the three estates but with some of the duties on a daily basis with focus on The Laurels School. The Maintenance Assistant should ensure that the whole site is maintained to an excellent standard and provide a good impression to all visitors, parents, students and staff.

In addition, as a member of the Estates Team, it will be your role to undertake a range of general support activities for all premises and ancillary duties to support the operation of the schools.

The post-holder is responsible for carrying out a range of duties, following procedures and practices, relating to the schools’ premises and operation of associated tools and equipment. This will enable the schools to be prepared for their daily functions and after school, weekend and holiday activities. A further responsibility is making recommendations for maintaining high standards of repair and condition.

Main Responsibilities

Maintenance and General Management of Site

▪ Make sure sites and buildings are clean, tidy, free from litter and maintained to a very high standard.

▪ Keep paths, hard surfaces, access points and entrances free of leaves, snow and ice to ensure safe passage.

▪ Identify and draw to the Estates Manager attention works and actions necessary to keep the sites well maintained.

▪ Regularly inspect the sites and buildings to identify the need for repairs or replacements.

▪ Inspect the sites and buildings to identify aesthetic and functional improvements.

▪ Undertake numerous daily and seasonal maintenance, repair and decorations tasks around the sites, inside and out as required to ensure a safe environment and high standard is maintained.

▪ Undertake essential maintenance work in accordance with requests submitted by members of staff through the snagging list.

▪ Ensure that acceptable working temperatures are maintained within buildings all year round.

▪ Fill & Paint to a reasonable standard.

▪ Keep Legionella’s check list up to date and signed i.e., flushing of water outlets.

▪ Regular check of fire alarms as per checklist to be provided.

▪ Ensure gutters are maintained and cleared.

▪ Unblock toilets and drains where specialist work is not required.

▪ Provide emergency cleaning when required and supervised the toilets on a regular basis.

▪ Provide for the upkeep of the outside areas: sweep leaves, clear weeds and litter from playground areas, jet wash any areas.

▪ Empty the playground bins daily.

▪ Monitor general safety and security around the schools and ensure that any issues are reported to the Health & Safety Manager.

▪ Replace bulbs / handles and latches where required.

▪ Move equipment, furniture, deliveries, supplies and materials around the site as necessary.

▪ Set out /put away furniture relating to schools’ events.

▪ Mow grounds on a weekly basis – to include all grounds either owned or leased by PACT.

▪ Paint lines as required for pitches in preparation for beginning of new sports seasons.

▪ Assist other maintenance staff with re-seeding grounds annually.

▪ Drive when requiredand maintain schools’ minibus – cleaned inside & out. Ensure regular fluid checks and top-ups when required (see Mini-Bus policy)

▪ Maintain tractor fluids.

Site Security

▪ Work with the Estates Manager to ensure that sites and buildings are safe and secured.

▪ Act as a key holder, carrying out security procedures for the buildings and grounds. The routine and non-routine opening of premises and grounds. Responding to calls outside normal working hours relating to the intruder alarm and fire alarm.

▪ Carry out security checks as and when required.

▪ Ensure that all security systems are set at relevant times.

▪ Respond to emergencies, including severe weather affecting the school premises outside normal hours.

▪ Assist with inspections to ensure the schools always comply with Health & Safety requirements.

Other Duties

▪ Carry out duties arising from lettings, including opening and securing the schools, providing furniture/equipment as required, minor cleaning arising from the lettings.

▪ Attending appropriate training courses as and when required.

▪ Adhere to PACT policies and procedures (i.e., Safeguarding, health and safety, data protection, confidentiality) and reporting concerns as appropriate.

▪ Supervise approved on-site contractors to ensure the smooth operation of maintenance works on the sites, ensuring all requirements are met including the provision of risk assessments.

▪ This job description is not exhaustive and the post holder will be expected to undertake other reasonable duties required by the Estates Manager.

Person Specification – the ideal candidate will have:

Criteria

Education / Qualifications

Essential

● Full Clean Driving Licence

● Authority to drive D1 Vehicles (minibuses or PSC licence)

● Willingness to undertake further work-related training.

Desirable

● Trade qualification i.e., plumbing, electrical, joinery.

Experience / Knowledge

Essential

● Previous experience in the maintenance of buildings.

Desirable

● Experience of working within a school.

● Experience of working with contractors and outside agencies.

Skills, Attributes and Abilities

Essential

● Effective organisational skills.

● Have a strong sense of teamwork and good drive and initiative when working alone; very enthusiastic and motivated with an excellent ’can-do’ approach

● Practical skills e.g. general maintenance and DIY.

● Be highly responsive and flexible to rapidly changing priorities.

● Possess good interpersonal skills and strong sense of customer service towards staff and parents.

Desirable

● Skilled joinery.

● Willingness to be flexible with working hours in order to respond to the needs of the PACT MAINTENANCE TEAM.
