PARALEGAL/ CONVEYANCING ASSISTANT (REAL ESTATE)

We are seeking an enthusiastic and hardworking Paralegal or Conveyancing Assistant to join our busy Real Estate property team in London.
You will be assisting a Solicitor in the running of live files, in addition to supporting the fee earners in all aspects of residential conveyancing transactions, from instructions through to post completion. The work involves liaising with all parties and providing administrative assistance throughout the conveyancing process.
Previous property experience in a legal environment is essential. You must be confident and competent to work with minimal supervision and to timescales. You will be able to use your initiative, be commercially aware and have good inter-personal skills. A team approach and flexibility are vital.
This is a full-time role and some remote working may be possible, after training.
Key responsibilities:
- Dealing with clients ID when files have been opened
- Sending initial emails to seller/ buyers solicitor at the start of the transaction and management companies (for leasehold sales)
- Ordering searches on purchases
- Ordering office copy entries and preparing draft contract pack on sales.
- Sending reports on title
- Taking a file through from exchange to completion and post completion, to include:
- Drafting invoices and statements
- Requesting up to date statements from management companies where applicable and being able to deal with appointments
- Preparing and submitting SDLT returns
- Being able to deal with deeds of covenants, notices of assignments, licences to assign, and preparing and submitting AP1’s. Obtaining compliance certificates where needed
- Dealing with requisitions
- Being confident in dealing with purchases and re-mortgages in the name of a company (preparing MR01’s and submitting to Companies House) and knowing where to look in a legal charge to find the relevant information
- Obtaining winding up searches
- Being confident with other Land Registry forms (i.e. RX forms, CH2 UN forms etc.)
- Putting indemnity policies on risk
- Sending general updates to clients and agents when required.
