Key Responsibilities:
Reporting to the estate management team and working with them to ensure that the services and facilities provided to all residents are in accordance with the company’s standards. Be a self-starter, responsible, thorough, and proactive when carrying out duties.

Conditions of Work:
This position will be based on an average 45 hour working week. The successful candidate will operate a Monday to Friday week 8am to 5pm on a five-day working Rota. Out of hours might be required as and when necessary. Annual leave entitlement is 20 days per calendar year. Probational period is 6 months.
Main Duties:
- Maintain all internal & external areas of the estate to a high level of general repairs using "handyman" skills, as directed by the estate management
- Liaise with estate management with regards to works to be done / continued and to take instructions as required according to the changing priorities
- Conduct regular building rounds to identify maintenance issues, record your findings, and keep the site management informed
- Carry out scheduled testing of emergency lights, fire alarm, AOVs, car park ventilation and make sure the results are always logged
- Ensure all fire doors are closed, adjust door closers as required
- Report any incidents or complaints to estate management
- Assist estate management with investigating water leaks in communal areas and inside flats
- Cut access holes in walls and ceilings if required when investigating water ingress
- Repair, paint and decorate communal areas
- Change light bulbs as required
- Inspect all passenger lifts and test telephone lines on regular basis
- Check and monitor all plant rooms for cleanliness and safety, log the results following each inspection
- Monitor the BMS in estate office and record readings in the logbook
- Always observe all Health & Safety and site rules and regulations; ensuring that all work is carried out with regards to the safety of oneself and others
- Assist the site management with reviewing RAMS submitted by sub-contractors
- Conduct a toolbox talk with sub-contractors carrying out works on site
- Supervise works done by sub-contractors and inspect/check before signing back permit to work
- Always maintain confidentiality concerning the residents and business of the estates and its’ personnel
- Maintain a clean and tidy appearance whilst working either inside residential apartments or within the common areas of the estate
- In a fire emergency, to follow the instructions as set down in the appropriate directives relevant to the development
- Recommend to the site management any improvements/alterations that are appropriate
- Provide estate management with a list of stock/materials required in advance (wherever possible) of needing them to undertake a job
- Closely follow the site management’s guidelines and the site operating procedures
- Report any cleaning problems within the estate to the management
- Carry out high pressure water jetting of the landscaped areas
- Clean the channel drainage throughout the landscaped areas as per PPM schedule
- Provide the cleaning team with support and assistance as and when required
- Rectify any other maintenance related issues
