The Real Estate professional applies experience in performing and interpreting business cases and financial analysis. Makes portfolio management and financial model recommendations based on a complete understanding of business strategy, priorities, accounting and financial targets through the development of comprehensive financial models and analysis across multiple investment opportunities. In addition, includes the analysis and interpretation of complex data, identification of issues, developing alternatives and recommended solutions. The role includes the leadership and accountability for the success of multiple projects. Program Managers are responsible for an array of activities, including negotiating business terms and lease documents, planning construction projects, developing occupancy solutions. Identifies problems and develops solutions related Design and Construction issues. The employee focuses on individual/team/department/ construction objectives
Your Role and Responsibilities
Design&Construction Program Manager
Objective: Lead Design&Cconstruction projects across EMEA for all size and scale projects. Key contact point for all internal stakeholders and external service providers. Ensure LEED and WELL compliance in all design projects. Maintain current regional costs for the design standards and guidelines, to be used for initial budgeting and validation of service provider estimates. Integrate all pillars within the geography into end to end project delivery, including contracts, workplace, transactions, and facility management.
Drive implementation of IBM Workplace standards: High level or organizational ability with proven communication skills. Manage and promote IBM workplace innovation and technology within IBM locations. Maintain awareness of latest D&C innovations and improvements. Accountable for all project specific change management pertaining to design and scope modifications to the workplace standards and contract.
Budget Management: Approval body for all business case inputs (design costs, schedule, budget, risk, landlord scope and initial client requirements and associated cost). Drive maximum cost benefits with external providers. Ensure on time on budget projects. Facilitate and coordinate with service providers, finance, procurement the issuance of purchase orders, invoicing, change orders and reconciliation and validation against contract scope.
Stakeholder Management: Responsible for local end user stakeholder management and communication from ideation phase through project completion. Voice of the client, facilitating feedback through design, construction and business operations post construction. Drive year over year improvement of client experience.
Risk Management: Oversight for D&C risk, audit, and compliance for project delivery. Facilitate service provider adherence to all processes, policies, and financial controls. Drive accuracy of reporting and data input for cost, quality, schedule forecasts.

Provides advice in technical/operational domain of specialization. Generally controls own work priorities and methods requiring tradeoffs.

Accountable for individual or team or department results, and for the impact of the results on functional activities. Participates in overall departmental program planning. Has budgetary responsibility. Contributes by supporting activities that are subject to business measurements, impact customer satisfaction, or impact immediate costs or expenses..
