Background to Role


The Field Estates Supervisor role will involve negotiating, maintaining and improving safe access to all field cell sites in order to maintain current SLA’s, whilst acting as a SPOC for the region for all Estates issues, working with other agencies to resolve any issues.


Liaison with internal and external customers always portraying a professional attitude and standards and liaison and contact will be established and maiontained with the customer legal departments, managing escalations as required.


Work closely with the Region Managers and Field Managers as well as the other Estates personal to form an effective and efficient team to resolve issues with urgency and efficiency, whilst maintaining a safe working practice.


Key Responsibilities


Be responsible for the day to day management and rapid solution of all disputed access matters through the utilisation of knowledge, skill, process and robust interworking relationships.


This typically takes the form of:


  • Liaison with Field Managers and other departments in the resolution of estates issues including site Access, upgrades and other site works.
  • To understand, review and suggest improvements to legal access procedures and working with Internal as well as Customer departments escalating and providing the necessary information, verbal and written, to facilitate current or improved access to remote sites
  • H S & E responsibility and escalation to Field Managers to ensure appropriate standards are maintained and any small works completed when required. Report to H&S team as required.
  • Assist with the maintenance and updating of ETL and customer databases, in respect of all Estates issues within area of responsibility. Perform on site meetings with Site providers, landlords, agents as operationally required but within the scope of the current contracts, Preventative maintenance of Landlords: establish and maintain regular proactive dialogue with Landlords to gain their trust so that access refusal does not become a tool for Landlords to lever other negotiations.
  • Point of contact for Site upgrades, escalation of Customer legal issues, Site Share, Access and Growth activities.
  • Knowledge of equipment, what are the footprints, understanding plans know electrical characteristics of 2G, 3G, 4G, 5G and microwave links
  • Point of contact for Site Provider queries and complaints.
  • Provision of Support on Cell Site upgrades, re-location, temporary installations, de-commissioning, Site shares, Landlord works and any works associated with Health & Safety.
  • Liaison with other Estates supervisors and Regional management in order to form an effective and efficient national estates function
  • To find innovative solutions to long term access problems enabling operational access to be improved on key sites
  • Ability to deal with conflict, angry people, angry SP’s, 5G protestors and visiting people to deal with issues caused by FE’s contractors etc
  • Ensuring any improvements are accurately recorded and communicated
  • Annual review of customer estates portfolio's recommending access and local improvements.
  • Rooftop awareness course / and associated mandatory H&S courses and the ability to pass a medical
  • A basic knowledge of civils i.e.understanding of civils, acrypol , roofs, roof coverings etc.
  • Taking responsibility and ownership for direct Landlord contact, and related enquiries.
  • Task and queue management through the relevant workflows, tools and systems.
  • Rapidly understanding the issue at hand and securing a quick, cost effective amicable solution that does not prejudice other Customer workstreams.
  • Understanding contractual and statutory issues surrounding access refusals.
  • Balancing immediate access requirements for service affecting faults with long term and permanent resolution.
  • Understanding current state of equipment upgrade programmes.
  • Regularly recommending improvement to processes and to shortening timescales and cost
  • On access issue escalation to maintain a management and support role and provide all necessary evidence.


Must Have Skills:


  • Property knowledge.
  • Telecoms knowledge.
  • Demonstrable experience in Business Process and Transformational Change.
  • Have worked in an Operator, Managed Service Supplier or Small Works Contractor environment.
  • Telecoms experience, gained at either Operator, Managed Service Provider or Small Works Contractor level.

Key Relationships:


Internal -


  • Regular interface with Head of Service Delivery and Estates Management, MBNL Estates Manager, MBNL all levels within the Property Team. Along with Ericsson Dispatch, Estates, Proactive teams, and External Legal support.
  • Managing workshops and meetings.
  • Presenting recommended courses of action.


External -


  • Working x-functionally, particularly with colleagues in Legal and Operations.
