Role Centre manager.
Location Gosforth Shopping Centre.
Working Hours 20 hours per week, Monday – Friday. Suggest 4 hours per day starting 8:30/9:00am and will be flexible on days/hours.
Employer Monument Real Estate Management.
Salary Starting salary of £16-18k + pension + bonus.
Holiday 28 days (full-time equivalent) + bank holidays.
BACKGROUND
Gosforth Shopping Centre is a busy suburban shopping centre on the High Street occupied by 22 tenants. Existing occupiers are both national and local, including
Sainsburys, Lloyds Bank, Boots, Etto Café and Julie’s Flowers.
The centre occupies a prominent location on the High Street at the heart of Gosforth, opposite Trinity Church and in front of the busy local park and playground. There is also a roof-top car park with 105 spaces that is well used during the hours of the centre.
PURPOSE OF THE ROLE
Monument Real Estate is an asset manager who look to invest on behalf of private equity owners in interesting commercial property opportunities in the North-East and Yorkshire.
There may be opportunities to increase the develop the role over time to other projects where Monument Real Estate is engaged as asset manager.
The company recently led the acquisition, by local investors, of Gosforth Shopping Centre in October 2022. The prime objective of our ownership is to make the centre more focused on its customer base and local community, becoming a catalyst for the wider re- emergence of the High Street.
The key responsibilities of the new Centre Manager will be (i) facilities management, (ii) tenant liaison and (iii) marketing with customers and the wider community.
KEY RESPONSIBILITIES
General responsibilities
You will manage, market, and operate the Centre to the highest of professional standards.
You will be fully conversant of the demographic of the suburb, the customers using the
Centre and the development of the area.
You will keep the owner, asset manager and property manager (Naylors Gavin Black) fully informed of any leasing opportunities, maintenance, and risk management issues.
You will ensure that key information about the Centre, owners, and business plan to be confidential and discretion to be exercised with disclosure of sensitive information.
Facilities management
- Develop strong relationships with all the key contractors and members of the property management team. This would include the property managers, security staff, cleaners, and maintenance contractors.
- Ensure that all operations and planned maintenance arranged by the property management team is undertaken.
- Ensure that fire risk, health & safety and risk compliance highlighted in the owner’s statutory report is adopted by the tenants and within the centre.
- Ensure that the property management team is notified of any facilities or maintenance issue.
Tenant liaison
- Develop strong relationships with all the tenants. We would expect the manager to spend at least one hour per day in the centre speaking to tenants.
- Meet the tenants on a regular basis to discuss their marketing and promotional activities.
- Maximise opportunities to generate additional revenue and greater footfall at the
Centre.
Marketing and community engagement
- Manage the social media accounts of the centre (Twitter, Facebook, Instagram) and issue regular updates.
- Liaise with the website agency and other marketing firms with an aim to provide weekly updates for the website.
- Be the face of the Centre within the community, external stakeholders, and local schools.
- Encourage events in the Centre that would increase footfall and its community use.
SKILLS, KNOWLEDGE, AND EXPERIENCE
Candidates will be required to demonstrate the following:
- Professional qualification or, at a minimum, experience of working in a professional organisation.
- Experience in a sales, marketing, or business development.
- Excellent organisational and time management skills, with ability to meet deadlines.
- Self-motivated and able to work on own initiative without direct supervision.
- Excellent interpersonal and communication skills, able to communicate with clients, management and key staff.
It would also be preferable, but not essential, if candidates could demonstrate:
- Experience or knowledge of the property sector, facilities management, or the built environment.
- Experience or knowledge of risk management and compliance.
- Experience working in a team environment and management of staff.
- Knowledge of key social media mediums and/or even an existing user.
- Willingness to adopt a flexible approach to working patterns.
- Strong ability to use IT software programmes and Office365.
