We are looking for an Associate to join the European Real Estate Equity Investments (REI Europe) team within the Real Assets group, during an exciting period of transformative change and growth. CPP Investments’ approach to real estate investment is to pursue large and scalable JV transaction opportunities with high quality partners, as well as pursuing both public and private company “platform” investment opportunities. CPP Investments is evolving rapidly, and the scale and complexity of our investment approach is constantly increasing. The global REI portfolio currently extends to C$52 billion portfolio of equity investments.
REI Europe invests in real estate across the risk spectrum, with a particular focus on large-scale complex transactions. We invest primarily with aligned operating partners in direct real estate, but also in private and public real estate operating platforms and public REITs. Given our mandate to generate alpha, value-generating business plans, with heavy capex requirement and ground up development activity, are a common investment characteristic of our transactions. We actively manage our portfolio, valued at C$12 billion of gross asset value, located across the United Kingdom and Continental Europe and we are constantly recycling capital through disposition and acquisition transactions within our JV partnerships and within our portfolio companies. We are active across the real estate spectrum, including retail, offices, industrial, residential, student housing, life science, data centres and hospitality.
Based in London, you will be a key contributor to generating alpha across our European real estate investment program and will: i) work on transaction deal teams to undertake acquisition and disposition activity across a large and growing portfolio of equity interests in real estate, and ii) actively engage in the delivery of active asset management and portfolio management activities to generate alpha. You will have a significant amount of exposure to all elements of the European real estate business.

What you will do:
Analyse Real Estate Investment Opportunities:
- Independently build and maintain detailed financial models to analyse acquisition and divestment opportunities
- Examine joint ventures, club deals and other investments
- Independently conduct research on property sectors and contribute towards qualitative and quantitative analysis of broader work streams
- Take an active role in the selection, evaluation and on-going monitoring of relationships and investments
Execute Real Estate Investments:
- Drive the execution process of acquisitions and divestments
- Manage the coordination of the due diligence process and participate in due diligence meetings with partners and external advisors
- Coordinate closing activities internally and externally
- Coordinate and draft investment memos and strategy papers to be presented to the investment committee
Monitor existing Real Estate Investments:
- Take an active role in the monitoring and management of the investments
- Manage and prepare quantitative analysis of portfolio and asset business plans
- Review capital commitments and distributions related to real estate investments
- Coordinate with Finance & Operations with respect to monitoring ongoing investments
- Assist in building and leveraging relationships with company management teams
- Work directly with staff in other internal departments
- As an Associate you will have had commensurate experience in principal investing, corporate finance and/or M&A at a leading investment banking, consulting firm or asset manager with a focus on real estate
- Strong financial modeling skills, specifically fluency in Microsoft Excel is a requirement
- Strong interpersonal and communication skills (written as well as verbally in English) with an ability to build working relationships internally and externally
- Demonstrate adaptability, flexibility, and initiative
- Demonstrate deep interest and knowledge in the real estate sector and for principal investing
- Understanding of real estate valuation and investment appraisal techniques is essential
- European foreign language skills and educational/working experience in one of our target Continental European markets is an asset
- Advanced Skills in Microsoft Office
- Conduct consistent with our Guiding Principles of Integrity, Partnership and High Performance
