Assistant Letting Manager
Salary: Up to £45,000

TfL is one of the largest landlords in London. we are in a unique position to maximise commercial opportunities. We will do this both by developing new high specification retail outlets as well as improving our existing retail offering.
With this in mind we have formed an In Station business unit that will focus on delivering a customer centric retail experience across our stations. Our new team will work closely with both current and future tenants to deliver the retail ambitions that reflect the Mayor of London’s transport strategy.

About the role
As the Assistant Lettings Manager, you are responsible for identifying and pursuing new commercial opportunities by identifying target optimum groups of potential tenants to market unit to in line with both the station and unit strategy and work closely with the Letting Surveyors and wider team to ensure that the best commercial deal is secured for TfL
You will assist in developing and presenting appropriate business cases, influencing and collaborating with senior managers across the business and externally in the process.
Key Accountabilities
- Contribute to the development of a strategy for a specific category. This strategy will include: market insight, asset management requirements, tenant mix, merchandising strategy
- Project management of a portfolio of smaller pan-TfL commercial development projects related to commercial asset management categories. This will include all requirements involved in project/outcome definition, planning the project life cycle and anticipating possible issues
- Develop and implement strategies for the piloting, testing, risk mitigation, financial and non-financial contingency planning for new category business initiatives as appropriate
- Manage relationships with new and existing 3rd parties, ensuring a joined up approach across functions and teams across property teams.
- Lead by example, inspiring other colleagues at all levels to recognise and activate appropriate revenue development activities in line with TfL’s overarching strategy, promoting a culture of commerciality and proactive development of new opportunities
- To work to agreed targets for lettings and completions and compile reports as required
Skills, Knowledge & Experience
Skills
- Commercial innovation: Ability to recognise and develop ideas drive different ways of working and establish new processes that will deliver improved financial results.
- Stakeholder engagement: Having a customer focused mind-set and the ability to act in a complex stakeholder environment recognising different motivations to work effectively with internal and external stakeholders, to ensure buy-in
- Commercially astute: Able to evaluate the financial value of new opportunities and contribute to robust and convincing financial business cases. Ensuring performance correlates to improved customer satisfaction scores.
- The ability to manage and motivate a team to ensure high levels of service delivery in a customer focused environment, whilst taking a team through unprecedented change.
Knowledge
- Degree level or working towards a recognised property qualification preferably in a business-related discipline, or equivalent relevant business experience.
- Knowledge of letting new and existing commercial space
- Knowledge of the Retail sector or other customer focused environment
- An understanding of the complex transport environment or other highly regulated industry
Experience
- Experience of the public sector, transport or other highly regulated industry
- Experience in project and programme delivery
- Experience of problem solving and organisational complexity in order to deliver results
