Are you on board?

This is a senior role within the wider LNER Estates team responsible for the leadership of the specialist Asset team and with responsibility for all planned and reactive repairs and maintenance activity at LNER managed stations and staff accommodation, including Renewals Projects and Minor Capital Projects.

You will be experienced in Contract Management, holding regular contractor reviews and be adept at holding difficult or challenging conversations, setting and measuring KPI's and SLA's, encouraging best practice and partnership approaches with key suppliers.

You are likely to have a background in Building Surveying or Asset Maintenance and will use your expertise to apply an analytical approach to assess and prioritise works whilst carefully reviewing and balancing safety, business continuity, operational and customer needs.

Ensuring the LNER Estate is compliant with all Health & Safety and relevant Statutory requirements you will manage the asset management system and activities to ensure that the station condition does not fall below specified levels at our 2 franchise lease stations. You will further be accountable for the Station Asset Maintenance Plan, Policy and Delivery Plan across our 9 FRI long-lease stations, managing repair and maintenance activities to achieve asset performance measures and business targets within budget controls.

Overseeing the LNER Estates Consents process, you will demonstrate and support compliance with our Safety Management System and other relevant procedures.

This role requires regular visits / inspections of our Property Assets so you will need to be highly visible and accessible to colleagues across the LNER Estate. You will be a proactive communicator and develop strong relationships with Station teams and key stakeholders, empowering colleagues through your expertise on property asset repair & maintenance and facilities management.

Whilst Rail sector experience is preferred but not essential, you will be expected to develop and maintain industry relationships with stakeholders, partners and other TOC's.

What do i need to be an Asset and Facilities Manager

  • 5+ years' experience in a relevant field such as Facilities Management, Building Surveying or Property Asset Management gained in a Commercial Property environment
  • A sound knowledge of building construction, civil engineering and construction management processes, systems and standards.
  • Knowledge of Construction, Design and Management Regulations.
  • Able to demonstrate, promote and embed safe working behaviours within the team and external supply chain
  • Versatile with a solid knowledge of managing multi-site operations, production and delivery of comprehensive and compliant programmes.
  • Motivational leadership qualities and a team player approach
  • Experience in delivering all areas of facilities management, projects and estate management
  • practices and strategy
  • Effective negotiation skills, coupled with the ability to communicate at senior levels.
  • Enthusiastic approach to a customer focused organisation and a culture of employee engagement with experience of team leadership and development.
  • Whilst Railway experience is not essential, applicants will need to demonstrate familiarity with the relevant implications of both the franchise lease and long-lease arrangements that cover LNER's 11 managed stations
