A requirement has arisen in our Birmingham office based Empty Rates Management Team for a Senior Empty Rates Account Manger to provide day to day oversight and management of the liaison/communication process with Billing Authorities.
This opportunity is looking for someone able to provide a comprehensive and supporting role to Director responsible for the delivery of our client empty rates management services. You will be a key part of the overall senior management of the team and be heavily involved in contributing to the success of the client contract and wider Rating division.
Your roles and responsibilities will be:
- Delivering monthly KPIs, forward planning to ensure the team meets quarterly and yearly KPIs.
- Discussions with local authorities to ensure the empty rates management process is followed through and savings can be reported.
- Liaising with billing authorities to ensure correspondence is actioned promptly and any queries resolved promptly wherever possible, monitoring, and following up any unresolved queries until resolution, in order that relief can be reported to clients.
- Telephoning and emailing billing authorities regarding liabilities, exemptions, rate demands, reminder notices, court summons, enforcement notices and costs.
- Liaising with clients and their representatives regarding case progress, queries on rates bills, liabilities, enforcement action etc.
- Liaison with sub-contractors, Local Authority Revenues Officers, Valuation Officers, Enforcement Agents.
- Monitoring, management, and reconciliation of subcontractor liabilities for business rates and BID levies.
- To maintain the Empty Rates Management data bases and quality control systems accurately and efficiently.
- To update the Empty Rates Management data bases and quality control systems, including allowances and occupational status updates.
- Customer service inbox – monitoring incoming emails daily from billing authorities regarding TPO’s and providing the appropriate response and evidence when required. This also includes passing over information to other team members about liabilities/evidence of relief granted.
- To check and process billing authority rates and BID demand notices.
- Data clean up exercises on MS Excel and Teams.
- To provide assistance to other members of the senior management team in their day-to-day duties.
- Working with junior team members to advise and resolve issues in the application of rate relief.
- Training staff in various aspect of the empty rates management process, mainly in relief application and problem resolution.
- Contributions to quarterly team meetings.
- Working alongside colleagues in the wider Rating division to identify rates saving opportunities for our clients.
- Ongoing business development in obtaining new clients/ signing up clients from other service lines.
- Occasional client site visits.
- A professional and flexible approach to the workload.
- Good organisation and communication skills essential.
- Must be a team player with a positive and helpful attitude towards work colleagues.
- Must be able to work accurately and using own initiative.
- Competent user of Microsoft Excel and Teams.
- Previous experience of working in Rating/Property/Local Authority Revenues preferred.
- IRRV Level III Certificate in Local Taxation preferred but not essential.
- Full clean UK driving licence.
