Senior Operations Manager

37.5 hours per week

Own:

  • Each student is different and so are the teams that work in our properties. We want you to bring yourself to work, dont leave your personality at the door. You will be the magic ingredient delivering the exceptional resident experience and talented manager of people packed with common sense and a strong commercial ability to build the ultimate Student Roost experience for both our people and our residents.
  • A champion always leading by example, demonstrating a personal desire for high levels of service in all your interactions and have an extensive sales and marketing drive. Be at the front of developing relationships with suppliers and universities and having a sound understanding of the P&L budgets for your property.

Teach:

  • Our team members to be a welcoming and safe backdrop to our residents entire time at university, giving them one less thing to worry about. Teaching our team members that the physical appearance of properties is of the highest standard and develop/guide the team along your journey of ensuring we fill our properties all year round, with residents who want to stay year after year.
  • Our team members how to sell our rooms, leading by example. Showing them techniques of overcoming concerns.
  • Out Team members how to effectively manage debt within the property.To ensure that this is kept as low as possible and collection rates are high.

Learn:

  • The Student Roost way and implementing solutions to improve. Work closely with wider departments in the business to understand and learn Student Roosts resident segmentation and how we can use it to target sales campaigns.
  • Understand and retain your team of enthusiastic, curious, and dedicated individuals who will be the heart of our resident service.

Improve:

  • Always striving for the best, being responsible for the financial performance of our properties and operate safe and secure properties in line with all statutory, legal, and moral obligations. Develop a solid understanding of the local university picture, competitors and where your assets rant relate to the comp set.
  • Be expert in your knowledge of the leasing performance of your property; attending the routine calls/meetings well prepared to discuss performance.


Collaborate:

  • Working closely with the wider team our Senior Operations Managers will link into other properties and departments across various areas of the business and you will heed the call for hep to assist the running of a property or multiple properties in one city. When our property teams are stabilised, you will move onto the next task, perhaps supporting Heads of Department or Directors with discreet pieces of work.

1 month You will be understanding the culture and values of Student Roost that we want you to help us drive through the business in both team members and residents.


3 months You will have met and built strong high-quality relationships with our people, residents, clients and colleagues. Collating information and bringing that back to your property to develop and implement what works best for you and your team. Spent time coaching and guiding the team to bring them on your journey for your property to be a success.


6 months You will be well underway to being settled. A fountain of knowledge and ideas to make your property and others a success. Have a steady fun and engaged team ready for Summer Turns, Sales Drives and Re-bookers with plans in place to make sure your property is sold out and running smoothly.


The not so good bits…

People Management- love it or hate it, this is essential to being a successful Senior Operations Manager within Student Roost. Being able to provide feedback and drive individual performance. Not shying away from dealing with issues arising from your teams. Dont worry if this isnt a strength, as long as theres willingness to learn we have the tools and support to help.

Summer Turnaround- this is a BIG challenge, but not insurmountable, the key is organisation, great relationship management skills and ensuring you have a clear plan with contingencies. A strong team supporting you and being able to get stuck in is vital to turnaround success.
