Who we're looking for
Schroders Capital Real Estate is seeking a real estate asset manager with a variety of commercial asset management experience and strong analytical skills to work across multiple UK real estate funds, based from either our London or Manchester offices. You will be responsible for asset management initiatives, modelling fund level projected performance, asset level business plans, cashflow and income projections, and transactions. You will also be inputting into investor and internal reporting preparations.

The Real Estate team is highly experienced in real estate fund management, research, acquisitions, asset management and strategy and is comprised of over 200 people operating from offices across the UK, Continental Europe, Asia and North America.

Our dedicated Real Estate Research team identifies those sectors, cities and real estate characteristics expected to outperform, ensuring portfolios can benefit from structural change.
The base
We moved into our new HQ in the City of London in 2018. We're close to our clients, in the heart of the UK's financial centre. And we have everything we need to work flexibly.
What you'll do
- Directly responsible for a portfolio of UK retail/leisure/industrial real estate to asset manage, set the strategy, produce and execute business plans.
- Assist a lead asset manager on larger, complex assets and developments.
- Asset management responsibilities will include overseeing the leasing of vacant space, progressing rent reviews and lease renewals, as well as overseeing the property management functions. Seeking to maximise NOI across all buildings.
- Take responsibility for initiating, managing and delivering value enhancing, reconfiguration, refurbishment and smaller redevelopment initiatives to maximise asset performance and improve sustainability credentials
- Provide assistance on investment transactions, source new investment opportunities and be able to analyse and perform acquisition due diligence
- Be confident and clear in conveying recommendations and rationale, and able to report portfolio initiatives to the Schroder Real Estate investment committee
- Be supported by both their line manager, the broad asset management team and the wider teams including the research, finance, legal and management teams
- Be responsible for building strong relationships with joint venture partners, retailers, leisure operators, external consultants in order to support asset management initiatives.
- Support Schroder's “Real Estate with Impact” approach to sustainable investing, that seeks to promote a fair, environmentally and socially conscious low-carbon transition, that also supports social, as well as economic and physical resilience, and ultimately sustainable communities and economies
- Identify opportunities to increase the sustainability credentials of assets.
The knowledge, experience and qualifications you need
- Relevant property industry experience and ideally RICS or equivalent qualification
- Confident in taking ownership of a portfolio of assets, reporting to your line manager – confident in driving and tracking NOI across a portfolio of assets.
- Experience in transactions – including sourcing, underwriting, analysing and performing all due diligence
- Willing to assess business activities/processes to identify scope for value enhancing opportunities, refurbishments and letting strategies, as well as overseeing the management functions
- Strong knowledge of the commercial real estate markets and ideally expertise in a variety of sectors ideally retail and industrial
- Understanding of the sustainability requirements of commercial real estate
- Understanding of real estate cash flow modelling with experience in Excel, Argus or similar
- Understanding of the drivers of performance and value creation in property
- Innovative and analytical with good attention to detail
- Ability to present analysis, outputs and rationale in a clear, concise manner.
- Confident in taking ownership of your objectives and efficiently managing your time to meet deadlines and in taking decisions.
- Strong communication skills both verbal and written
- Ability to work well in a team environment
- Ability to lead a team of external consultants assisting with the day-to-day management of your assets and to develop strong relationships industry peers and advisors
- Good industry contacts.
