- Assist clients in buying, selling, and renting properties
- Provide guidance and support throughout the entire real estate transaction process
- CoAphex Properties & Co are looking for an ambitious forward-thinking individual to join our team in our Rushden or Higham Ferrers office - Northants.
Lettings & Property Management Agent
This role is key in servicing our clients and managing our property portfolio. Fostering relationships with landlords and tenants is essential in order to achieve portfolio growth and to provide an exceptional customer experience.

Duties to include:
- Conduct property inspections, inventories, check in and check outs.
- Manage deposit deductions and deal with DPS claims.
- Build relationships with landlords, tenants, contractors and suppliers.
- Organise property maintenance and repairs for our portfolio of properties.
- Ensure Gas, Electric and other safety certificates are up to date.
- Negotiating with contractors.
- Sourcing new contractors.
- Deal with renewal of tenancies.
- Monitor and curtail any rent arrears.
- Conduct rent reviews.
- Providing landlords with professional advice in relation to ensuring their properties are compliant and in good repair.
- Comply with GDPR and Anti Money Laundering Legislation.
Requirements:
- Lettings / Estate Agency experience (preferred)
- Negotiation and influencing skills.
- Excellent written and verbal communication skills.
- Quick learner who thrives on attention to detail and accuracy.
- Be able to work independently and as part of a team.
- Ability to work under pressure in a calm manner.
- Time Management.
- Enthusiastic and positive attitude.
- Ambitious and a real desire to succeed in the property industry.
- Full Driving Licence essential.
Package:
- Competitive salary + bonus scheme.
- Full-time, Permanent
- Salary: £25,000 to £30,000 per year (depending on experience).

Experience:
- Property Management: 1 year (preferred)
- Customer service: 1 year (preferred)
- Qualification and understanding of residential lettings / Law (preferred)nduct market research and analysis to determine property values and competitive prices
- Create and maintain property listings on various platforms
- Coordinate property showings and open houses
- Negotiate contracts and terms of sale or lease agreements
- Prepare and review legal documents related to real estate transactions
- Collaborate with other professionals such as lenders, appraisers, and inspectors
- Stay updated on real estate market trends and changes in regulations
