The role
Working with a team in managing and assisting with the management of GPA of properties.
This is an opportunity for the individual to take immediate responsibility and ownership of managing a number of buildings and assisting with account management. This is a first-rate prospect for a confident enthusiastic individual. In addition, with the prospects of an expanding client base, the individual will be tasked with achieving objectives set out in the department’s business plan.
Key Deliverables
Providing high quality Property Management services to your clients and Director
Management of Lease / Tenancy Schedules
Liaising with clients, their solicitors and tenants on a daily basis
Instructing and liaising with facilities managers, and building surveyors, and contractors over minor repairs, and planned maintenance programmes.
Carrying out regular property inspections
Arranging and facilitating regular tenant meetings using strong occupier engagement skills.
Dealing with tenant applications and running the licence process liaising with clients
Preparing reports for, and attending, client meetings
Liaising with Facilities Managers and Helpdesk Administrators to ensure maintenance contracts are set up and tendered
Undertaking regular service charge expenditure monitoring and reporting
Liaising with Facilities Managers and property management accounts team on production of annual service charge budgets, approving reconciliations, rent raising reports
Management of income arrears and recovery, invoice approvals, setting up new properties, completing Change Notes, updating the Horizon system
Assist with the due diligence for acquisitions and disposals
Attendance at team and department meetings.
Person specification
Degree level qualification
RICS Qualified or equivalent work experience
Use of TRAMPS or Horizon accounting packages
Essential qualifications & experience
Proven experience within a commercial property management department of similar, specifically with a client facing background
Managing Lease events, rent reviews and expiries
Dealing with tenant applications and making appropriate recommendations
Sound Landlord and Tenant knowledge
Property Management Accounting knowledge – statements of account, service charges, arrears recovery, etc
Good working knowledge of Microsoft Excel, Word and Outlook
