An exciting opportunity has arisen for a Project Manager, you will be responsible for delivery of a pipeline of high-quality and compliant new build developments across the UK for provision of specialist care to the people we support. The new-build development programme is a strategic growth objective for Voyage Care and this role will be influential in shaping the future of our property portfolio.

The role will be Hybrid working with very regular travel to Group Support/Voyage care services and sites across the UK.

What you’ll get to do:

Guided by the Development Manager, the Project Manager has responsibility across all aspects of the new developments pipeline from land sourcing and viability appraisal through design development and construction through to handover and post occupation reviews. You will support with defining a governance framework and implementing robust policies, processes and procedures to deliver projects that meet agreed KPIs.

The Development team contributes towards the achievement of Voyage Care’s purpose of delivering great care and support by ensuring that the programme of new-build developments is delivered in accordance with our policies and procedures, on time, within budget and maximising value for money whilst providing a first-class, customer focused service.

You will be accountable for:

  • Developing safe, compliant and attractive home environments for the people we support and workplaces for our colleagues and will ensure compliance with statutory regulations together with any other regulatory requirements.
  • Providing strong leadership and will always operate in line with our ETHOS values. You will promote a positive team culture of continuous improvement and high performance, driving a step change in outcomes and effectiveness.
  • Working alongside our field based operational colleagues and other internal subject matter experts to ensure new-build developments are delivered effectively and their value is optimised.
  • Establishing, improving, and managing a range of KPI’s/measures to ensure effective performance and efficient project delivery based on stakeholder and customer feedback. Central to the accountability of the team is the provision of reliable and accurate reports to internal stakeholders, including our Executive Committee and the Board.
  • Oversee the contractual performance and management of contractors, working with external design teams, and establishing robust commercial arrangements and processes to ensure we achieve best value.

Role Specific Requirements

What Voyage Care would like from you:

  • Have experience of successfully delivering end-to-end construction projects, including defining resources, securing project teams, leading procurement and budget management across a programme of multiple projects, with construction values for each project ranging from £750,000 to £10 million.
  • Have commercial experience, supporting the Development Manager to prepare business cases and obtain approvals, develop briefing documents, appraise performance of the design team/ contractors and control cost, quality and programme outputs.
  • Have deep technical and practical knowledge gained within new development programmes, ideally including net zero carbon and retrofit.
  • Have an excellent balance of communication, commercial and development management skills. You will collaborate effectively, will build, and maintain strong relationships with internal and external stakeholders and will learn from feedback.
  • This is a client-side role, and you will be experienced in overseeing teams of designers and contractors and will take responsibility for service delivery issues and escalations, provide regular reporting, updates on action plans and resolve priority issues in a timely manner.
  • Be a qualified property development professional with strong technical skills and experience in delivering an effective, value for money service. You will be RICS/ RIBA qualified, or equivalent.
