Job Description
Apply paint, stain and other finishes to property walls, ceilings, and furniture. Apply primers or sealers to prepare new surfaces for finish coats. Remove old finishes by stripping, sanding, etc. Cover surfaces with appropriate material for protection during painting and post appropriate paint signs. Coordinate with vendor in order to modify colors of paint, stain, or varnish. Operate power lift. Maintain proper maintenance inventory and purchase orders log.
Assist management in hiring, training, scheduling, evaluating, counseling, disciplining, and motivating and coaching employees; serve as a role model. Follow all company and safety and security policies and procedures; report accidents, injuries, and unsafe work conditions to manager; and complete safety training and certifications. Ensure uniform and personal appearance are clean and professional, maintain confidentiality of proprietary information, and protect company assets. Develop and maintain positive working relationships with others and listen and respond appropriately to the concerns of other employees. Speak with others using clear and professional language. Examine and inspect tools, equipment, and stock items for wear or defects. Assist with moving, lifting, carrying, and placing of objects weighing in excess of 100 pounds. Move, lift, carry, push, pull, and place objects weighing less than or equal to 50 pounds without assistance. Stand, sit, or walk for an extended period of time. Reach overhead and below the knees, including bending, twisting, pulling, and stooping. Move through confined or elevated spaces. Move over sloping, uneven, or slippery surfaces. Move up and down stairs, service ramps and/or ladders. Perform other reasonable job duties as requested by Supervisors.
This role requires the following responsibilities, which include but are not limited to:
Safety and Security
- Follow policies and procedures for the safe operation and storage of tools, equipment, and machines.
- Identify and correct unsafe work procedures or conditions and/or report them to management and security/safety personnel.
- Complete appropriate safety training and certifications to perform work tasks.
- Follow property specific procedures for handling emergency situations (e.g., evacuations, medical emergencies, natural disasters).
- Use proper equipment, wear appropriate personal protective clothing (PPE), and employ correct lifting procedures, as necessary, to avoid injury.
- Follow Hazardous Material Management Program procedures for handling and disposing of chemicals, fertilizer, pesticides, blood borne pathogens, etc., including using Material Safety Data Sheets (MSDS).
- Report work related accidents, or other injuries immediately upon occurrence to manager/supervisor.
- Follow company and department safety and security policies and procedures to ensure a clean, safe, and secure environment.

- Maintain confidentiality of proprietary materials and information.
- Protect company tools, equipment, machines, or other assets in accordance with company policies and procedures.

Communication
- Discuss work topics, activities, or problems with coworkers, supervisors, or managers discreetly and quietly, avoiding public areas of the property.
- Speak to guests and co-workers using clear, appropriate and professional language.
- Exchange information with other employees using electronic devices (e.g., pagers and two-way radios, email).
Assists Management
- Collaborate with management to formally recognize hourly employees' performance contributions.
- Listen to hourly employees' suggestions for improving how work is done and how guests are served, gaining management support as needed to act upon suggestions.

Physical Tasks
- Stand, sit, or walk for an extended period of time or for an entire work shift.

- Read and visually verify information in a variety of formats (e.g., small print).
- Visually inspect tools, equipment, or machines (e.g., to identify defects).
Install, Maintain, and Repair Items
- Perform miscellaneous minor repairs such as tightening loose toilet seats, changing light bulbs, and patching holes in walls.
- Install, maintain, and repair/replace floor and wall coverings.
- Perform preventative maintenance on tools and equipment, including cleaning and lubrication.
- Respond and attend to guest repair requests.
- Assist with moving, lifting, carrying, and placing of objects weighing in excess of 100 pounds (e.g., A/C unit, television, dresser).
- Use the Lockout/Tagout system before performing any maintenance work.
- Ensure that all flammable materials are stored in OSHA and EPA approved containment devices.
- Carry all equipment (e.g., keys, phones, pager, tools, radio) in order to maintain preparedness to carry out work tasks at all times.
- Prioritize non-guest repair requests.
Maintain Building and Property
- Report any serious maintenance problems, unusual findings, or safety hazards immediately to the manager/supervisor.
- Maintain proper maintenance inventory and requisition parts and supplies as needed.
- Operate power lift in accordance with JSA to perform elevated maintenance.
Maintain Records or Logs
- Record information for unfinished calls into “pass-on log book” prior to shift change.
Painting/Carpentry
- Apply paint, stain, varnish, enamel, and other finishes to property walls, ceilings, and furniture using brushes, spray guns, or rollers while maintaining property color scheme specifications.
- Apply primers or sealers to prepare new surfaces, such as bare wood or metal, for finish coats.
- Coordinate with vendor in order to modify colors of paint, stain, or varnish with oil, thinning, and drying additives in order to obtain desired colors and consistencies.
- Remove old finishes by stripping, sanding, wire brushing, burning, or using water and/or abrasive blasting.
- Cover surfaces with drop cloths or masking tape and paper for protection during painting and post appropriate paint signs.
- Clean up and store paint and painting tools and equipment in appropriate areas.
- Build, install, and repair walls and partitions, including drywall, wallpaper, millwork/molding, and faux finishing.
- Install and repair concrete, stucco, plaster, and EIFS.
- Install and repair finishes, such as laminates.
Warehouse
- Verify inventory by checking physical counts of stock, investigating discrepancies, and adjusting errors.
- Store items in an orderly and accessible manner in warehouses, supply rooms, or other areas.
- Order items, including filling out requisitions, obtaining manager approval, and using appropriate vendors.
- Mark stock items using identification tags, stamps, electric marking tools, or other labeling equipment.
- Examine and inspect stock items for wear or defects, reporting any damage to supervisors.
