Do you love to collaborate and help businesses thrive? At Qualis as a Operations Manager you will manage the planned and voids team to deliver customer-focussed and excellent planned maintenance, cyclical and voids services to our customers.
This exciting opportunity will be based in Loughton with flexibility for hybrid working. You will join us on a full-time basis in return for a salary between £45,000 to £50,000 per annum plus other benefits. Salary will reflect your skills and knowledge.
Your Responsibilities:
- To deliver capital works programmes, cyclical testing and void works to the required standards, target times, through a mix of in-house trade teams and sub-contractors.
- Develop and project manage, alongside the Contract Co-Ordinators and Resident Liaison Assistant, robust programmes of works and void tracking in Service Connect.
- Develop strong working relationships with the client’s teams.
- To manage and motivate the team to deliver excellent customer focused services, resulting in high levels of customer satisfaction. To include responsibility for recruitment, training / development and performance management in accordance with our policies.
- To produce policies and procedures relating to our work streams.
- Oversee and ensure safe working practices are adhered to and continuous improvement with regards to developing a strong H&S culture.
- Maintaining Health and Safety standards within your area, while promoting an inspiring Health and Safety culture on-site
- Maintain a safe and healthy work environment by establishing, following, and enforcing standards and procedures whilst complying with legal regulations, for both our supply chain and employed staff
- Monitoring and managing the profit & loss for the planned and voids work streams and ensure that the productivity and profit requirements are met.
- Assist in the development of tenders and production of supporting technical specifications.
- Authorising works, variations and invoices within agreed guidelines and limits.
- To oversee pre- and post-inspections of properties to ensure value for money and high levels of quality is achieved within the financial envelope.
- Monitoring and driving productivity in conjunction with our materials suppliers. Reduce unproductive time and improve turnaround times.
- To monitor sub-contractors performance, ensuring completion of works within agreed standards and targets.
- To investigate and respond to customer feedback as required and in line with our policies.
- To identify and implement or recommend service improvements and innovations.
- To represent us professionally in client meetings and forums.
- To undertake flexible working patterns as required to provide effective, customer-focussed services.
- To provide cover as required for other operational areas of the business.
- Taking part in the standby duty rota outside of normal office hours.

Qualifications and experience:
- Management of a multi-disciplinary team including dispersed staff in the maintenance and capital works sector, preferably on the contractor side.
- Previously managed capital work for example kitchens, electrical upgrades and bathroom programmes, through direct or sub-contractors.
- Relevant professional degree/qualification or demonstrable equivalent work experience.
- Demonstrate a good understanding of safeguarding issues commensurate with the role.
- A satisfactory DBS check is required as part of this role.
- Full driving licence
- Access to a vehicle, for travel to and from sites.
- IOSH Managing Safely – preferred SMSTS – Desirable
- Manging health and safety in line with regulatory requirements and business health and safety framework (policies and procedures)
- Experience of planning, commissioning, delivering and monitoring planned and voids works.
- Preparing specifications and managing contractors and controlling costs.
- Using data to improve services and productivity.
- Van audits and improving van stock and delivery to sites through the supply chain.
