The opportunity
Project: We are seeking talented individuals that want to join us as an MEP Building Services Manager working on our HS2 project. Your responsibilities will include:
- Define the Scope of the Works for the Temporary Building Services installations
- To manage the production of a Subcontract Programme for the Temporary Building Service Works by the Project Planner
- Issue a timeline for Installation and Energisation or Operation of each Temporary Service Element with the support of the Mace Planner for the project
- Plan and implement the changeover and migration of the TBS electrical installation to the Permanent Building Services (PBS) electrical installation at the earliest possible date and as site conditions allow.
- Produce an outline design and procurement of the complete Temporary Building Services in line with the Mace Temporary Building Services Policy.
- Produce, or ensure the timely production of the project Electrical Safety Plan prior to any works commencing on site
- Review and accept the Temporary Building Services Contractor(s) Safe Systems of Work for the Electrical, Mechanical and Public Health installations.
- Undertake the full Package Management of the Temporary Building Services in line with the Mace Temporary Building Services Process document.
- Facilitate weekly walk round and look ahead meetings with both Mace Construction Managers and the Temporary Site Services Contractor’s Managers including weekly work planning ad progress meeting.
- Be the Legionella coordinator for the whole project and carry out the Management, Risk Assessment, and monthly checking of the Mace Legionella process.
- Ensure the compliance of Temporary Building Services to the Mace Environmental Policy including the upload of information, where applicable, to Optimise.
- To engage Mace Utilities in a timely manner to ensure any temporary Utility Services are procured, managed, and installed as per the Mace Utilities Policy.
- Assist and review/accept the specialist trade contractors risk assessments (where applicable) and design drawings for all Temporary Building Services Elements, including Temporary Building Services for commissioning purposes.
- Ensure all elements of the Electrical Installation are being tested and inspected, both new installations and Periodic Condition Reports in accordance with the latest edition of BS7671, IET Wiring regulations.
- Complete, monitor and manage the Mace Water Management Plan and associated Water Audits for the temporary water installation, if applicable.
- Monitor, review and audit the implementation of both Mace and the Temporary Building Services Contractor(s) Safe Systems of Work (SSoW) through periodic audits being recorded in yellow jacket. These audits include:
- The authority to suspend works should serious deficiencies or lack of control be established
- Manage and escalate failings in the implementation of the task specific Temporary Building Services RAMS
- Support near miss / accident / incident investigations
- Liaise as necessary with the Local Authority Fire Officer / District Surveyor / Building Control / Insurance Companies as required.
- Liaise with the Facilities Management (FM) Company’s team where we are utilising existing building services to supply the Site.
- Creating work schedules so projects are completed before deadlines
- Monitoring construction budget to minimise overspending
- Providing progress reports via phone, email, or meetings in person
- Ensuring effective planning, directing and coordination of the part of the works.
- Manage trackers and reporting processes to provide progress updates on packages
- Provide input and advice during the Procurement Process. Assist the Procurement and Commercial Teams in development of budgets and any incentivisation targets.
