Salary range: Now: up to £28,131 (up to £15.4566 p/hr)
1st August 2023: up to £28,759 (up to £15.8016 p/hr)
Working arrangements: Permanent
Full time (35 hours) Monday to Friday
Participation in an on-call rota for out of hours cover
(on-call and attendance payments applicable)
Overtime, subject to workload

The Role and the Department
As a member of the Estates and Facilities Directorate directly employed labour team, you will undertake mechanical repairs and maintenance work, to an agreed level, in compliance with industry standards, statutory requirements, and relevant codes of practice in a professional and customer-focussed manner.
The Estates and Facilities Directorate provides a range of essential services to Durham University and is responsible for managing, maintaining and developing the infrastructure and building fabric of the various campuses.
It is an exciting time to join the Estates and Facilities Directorate, as we are currently delivering an ambitious programme of works, to deliver a new estate; supporting the University’s overarching strategy, with the design and construction of new teaching, leisure and accommodation facilities, alongside the repair and refurbishments to the existing infrastructure and buildings. Your application should cover the following criteria:
Essential Criteria
- Excellent oral and written communication skills and the ability to develop effective working relationships, both internally and externally.
- Strong digital competence with demonstrable skills in using core digital tools including internet, email, digital communication tools, Microsoft 365 applications
- Five GCSEs at least Grade C or level four (or equivalent) including English Language and Mathematics (or equivalent experience).
- NVQ Level 2 in Plumbing, including City & Guilds Plumbing and Heating, advanced craft in plumbing/heating, or equivalent approved training.
- Professional craftsperson/practitioner with knowledge and expertise in one or more areas of building or, estate services.
- Demonstrable ability to proactively work with team members to ensure the delivery of high-quality services.
- Ability to solve problems and resolve issues, plan solutions and make pragmatic decisions.
- Experience of contributing to the delivery of mechanical and plumbing services in residential, educational or commercial buildings.
- Experience of hot & cold-water systems, heating systems and waste/drainage systems.
- Experience of diagnosing and repairing faults in mechanical / plumbing services installations.
- A good knowledge of other building services disciplines and experience of working alongside other trades.
- Health and safety compliance knowledge, including risk assessments and method statements.
- Experience of managing time in order to meet deadlines.
- Interpretation of work to be undertaken as outlined in routine instruction, drawings and specifications.
- Estimating material requirements.
- Completion of maintenance documentation and related records.
- Ability to use and operate the usual range of tools and equipment associated with the trade.
- Achieving service delivery and performance targets.
- Good customer care skills.
- Ability to work on own initiative with minimal supervision.
- Flexible attitude to multi-skilled maintenance tasks, designed to maximise operational effectiveness.
- Full UK Driving License
Desirable Criteria
- Relevant industry and professional recognition and certification of achievement of skills and knowledge.
- Evidence of continuing professional development.
- Evidence of working in occupied properties, historic and listed buildings.

Typical Role Requirements
Service Delivery
- Undertake all plumbing and small engineering works across the estate, appropriate to the grade and qualifications, including day-to-day repairs, planned maintenance and minor installation works.
- Identify priorities and monitor processes and activities to ensure success.
- Analyse work activities to ensure the effective and efficient use of capital and consumable equipment and resources.
- Operate in accordance with Health & Safety and Quality procedures
- Advise others and make recommendations into work processes and procedures for consideration by senior management to improve services.
- Deliver infrastructure support services to support administrative, business, teaching, research and learning activities across the University’s estate.
- Manage and monitor the use of components, resources and equipment.
- Deliver appropriate demonstrations of service components, equipment and processes to users, as necessary.
- Prepare safety documents, method statements and risk assessments concerning activities across the estate.

- Participate in the on-call rota for out-of-hours emergency situations,
- May be required to work evenings and weekends, as business demands.
- Attend all training and development, as required.
- Carry out certain tasks in conditions commensurate with the type and nature of the work associated with such a role, for example: moving and lifting heaving equipment, working at height, working within confined spaces, etc.
