Post title: Maintenance Person (full time – 37.5 hours a week – 8 hour shift)
Accountable to: Home Manager
To manage every aspect of the maintenance of the building and surrounding environment of the home to a high standard of repair, presentation and readiness. To meet the needs and expectations of our residents, keeping the premises maintained in line with health and safety requirements; adhering to government guidelines.
As part of the role you will be expected to be ‘on call’ for out of hours emergencies across the four homes on a rota basis (normally 1 week in every 5). The on-call availability payment rate is £150 per on-call period (7 days, including Saturday, Sunday and Bank Holidays.
37.5 hours per week - 8am to 4pm - Monday to Friday (unless on call).
· Experience in a similar role is desirable.
· Full driving licence essential.
Maintenance is paid a salary of £22,252 per annum
With additional £150 per week when on call
Job purpose:

Details of responsibilities:
- Ensure all interior and exterior parts of the home are maintained to a high standard.
- Carry out or arrange to be carried out, planned and responsive maintenance and improvement works as required.
- Regularly review the maintenance of the buildings and their grounds; anticipating and solving problems in a timely manner and identifying opportunities for improvement.
- Maintain compliance with standards, ensuring checks, audits and records are accurate and up to date.
- Manage stock, equipment and resources; maintaining adequate levels of spares and ordering materials as required.
- Liaise and report weekly to the Home Manager and Health and Safety Lead on works that are required and those that have been completed.
- Be pro-active in making recommendations for improving property operations and solving maintenance related problems.
- Check the diary on a daily basis for repairs that are requested. Maintaining records of inspection of buildings, plant and services.
- Monitor the correct operation of plant, building services, equipment and tools.
- Ensure compliance with Health and Safety regulations at all times.
- Provide some on-call support in times of emergency.
Minimum Requirements:
To take responsibility for carrying out/or arranging each essential function satisfactorily.
The scope of the role is summarised below and illustrates the knowledge, skill and/or ability required. This list is neither exhaustive nor exclusive:
1. Statutory testing: Fire alarms, emergency lighting, hot and cold water temperatures including legionella checks.
2. Periodic external inspections of buildings, grounds, boundary walls and fences and trees. Checking in particular for safety issues, neighbour issues, trespass or encroachment.
3. Building fabric maintenance: internal and external fabric including walls, doors, windows and roofs and including temporary as well as permanent buildings.
4. Maintenance of internal and external signs.
5. Repairs to furniture, fixtures and fittings.
6. Ensuring the premises are kept in a highly presentable condition.
7. Basic security of premises: key control, locking of buildings, stores, fences and gates.
8. Heating and hot water services: Including plant controls and oil fuel, its ordering, storage and distribution plant.
9. Electrical supply and distribution: power and lighting including external lighting, stand by generators and their fuelling and fuel stocks.
10. Ventilation and cooling equipment.
11. Gas supply and equipment: limited to the correct operating and integrity of equipment and controls, ventilation, flueing and air supply.
12. Water supply, storage and distribution: Including prevention of scalding and prevention of legionella.
13. Foul and surface water drainage: including all guttering, downpipes, soil vent pipes, above and below ground drainage, rainwater and road gullies and all manholes.
14. Alarm systems: Periodic testing and routine maintenance of fire alarm and resident call systems.
15. Television aerials and distribution systems.
16. Lightning protection.
17. Grounds and gardens; both hard and soft landscaping.
18. Boundary walls, fences and gates.
19. Roads, paths and car parks.
20. Exceptional events: work with Home Manager to develop, maintain and resource emergency plans and contingencies. Prioritise salting and griting, flood prevention, fuel supplies etc.
Centrally organised contracts: maintain an oversight of the activities of all contractors working on centrally organised group contracts; e.g. lift maintenance, fire safety equipment, water hygiene, asbestos monitoring, electrical tests etc. monitoring compliance with specification and schedule of activities, ensuring all documents from completed tests are kept in the main office
21. Major works: work with Home Manager and Property Department to support the delivery of major works, with particular care for the ongoing operation of the site and staff and resident safety and welfare.
22. Maintain appropriate records of all safety checks, risk assessments, meter readings etc.
23. Use resources effectively whilst taking responsibility for delivering maintenance and improvement works is aware of and makes timely use of advice and help from
additional resources such as contractors, professionals and colleagues within Church
Farm Care.
Control costs – comply with our established financial instructions and ensure that we
achieve good value for money.
Physical Demands
This is a physically demanding job. You will be expected to have the stamina to handle all types of materials, tools and equipment, within safe handling guidelines, at any site across the group and throughout the working day.
Environmental Conditions
As well as internal work you will be expected to work outside in different weather conditions including hot and cold weather and rain.
Sensory Demands
You may be exposed to unpleasant sights and smells. He/she may at times be in proximity to dangerous and/or toxic substances and must take necessary precautions to protect eyes, nose and skin from irritation and infection.

Health and Safety
To comply with all regulations regarding the Health & Safety Policy and procedures and to be aware of safety hazards at the home. Be aware of any risk assessments, follow method statements or safe systems of work including manual handling and lifting procedures.
Training
To undertake any training required to meet the requirements of legislation.
To attend in house and external training courses as required by your line manager or the Property Department.

All staff must respect the confidentiality of any matters they may learn in the course of their duties relating to residents, staff and the general public as well as matters of business concerning Church Farm Care.
Infection Control - ICP All staff are responsible for protec8ng themselves and others
against an infection risk. All staff regardless of whether clinical or not are expected to comply with current infection prevention and control policies and procedures and to report any problems with regard to this to the manager. All staff undertaking patient care activities must attend infection control training and updates as required by this organisation’
Abilities Required
Experience in caretaking or maintenance work and various types of maintenance and repair. Good skills in organising time and work including the effective use of power tools, plant and contract services. The ability to start and finish a job to a high standard, with minimum disruption to the operation of the home .

Safety Work Wear/PPE
The company will reimburse you for the following:
Safety boots (1 pair within a 12 month period) up to the value of £40 per pair.
Safety trousers with padded knees (up to 2 pairs within a 12 month period) up to the value of £25 per pair.
Other PPE such as gloves and face masks will be provided as required.
Maintenance Emergency ‘On Call Availability’ Rota
As part of the role you will be expected to be ‘on call’ for out of hours emergencies across the homes on a rota basis (normally 1 week in every 5 ).

A Maintenance Emergency is defined as a condition that if not repaired promptly, could cause injury, threaten health to residents and staff, or cause serious property damage such as: fire, broken gas line or leak, broken water line or flooding, no heat or lock out. An on call telephone is provided by church farm and all homes have this number to use in the event of an emergency. Extra time worked can be taken back as ‘time in lieu’.
