Maintenance Manager


Location:

Reporting to: General Manager

Hours of work: 37.5 Hours pw

Salary: £30,000 - £32,000 Per annum Dependant on experience


Kaplan Living is a leading provider of Purpose Built Student Accommodation in the UK. We provide accommodation primarily for Kaplan International Pathways Colleges and Kaplan International English Schools, along with a small provision for University and Direct Let accommodation during the summer.





Duties required


Building management


  • To lead the day to day facilities management functions of the facility

  • To work as a member of the team, providing a front-line response in both planned and reactive maintenance service in accordance with the Service Level Agreement with our stakeholders.

  • Control and monitor service contracts

  • To ensure that all Statutory Health and Safety requirements are undertaken

  • To assist in ensuring the property is managed and operated in line with relevant legislation, service level agreements and agreed operating principles which support the achievement of our company goal to be industry leading in service levels to students, parents and stakeholders

  • To work alongside colleagues from across the facility to promote a vibrant community

  • Respond to emergencies both during and out of working hours and ensure relevant stakeholders are informed at the earliest possible convenience

  • Issue and regulate stores and cleaning supplies and assist in maintaining correct stock levels.

  • Ensure that the working environment is maintained in accordance with the Service Level Agreement, including keeping the site clean by litter picking on a daily basis, supporting the cleaning staff with rubbish removal and, when required, general cleaning and clearing snow and ice from pathways and putting down grit

  • Undertake duties involving movement of loads (e.g. bins/ white goods/Furniture etc.)

  • Identify and resolve maintenance issues ensuring these are reported using the correct process

  • Undertake training as required

  • Be prepared to work as part of a rolling roster including weekends including student arrival weekends

  • Be part of an on-call rota to deal with any out of hours maintenance issues which may involve attending site

  • Always adhere to the company dress policy

  • Assisting Kaplan International College with maintenance of the college building.

  • Conduct statutory testing including fire alarm testing, fire extinguisher, fire blanket and fire detector checks, water temperature monitoring, shower head cleaning and emergency lighting checks

  • Other duties as commensurate with the post


Health and Safety


  • Ensure all equipment is kept clean, well maintained and is a safe working order

  • Report any Health and Safety issues relating to the site ensuring all information is passed to the relevant manager

  • Comply with the requirements of Kaplan residence’s and stakeholders operational procedures and policies including those relating to health and safety

  • Wear and maintain personal protective equipment (PPE) in accordance with company policy, COSHH and Risk Assessments

  • Comply with Kaplan Residence’s statutory fire and safety regulations and to promote good safety habits and methods of work among the workforce.


Financial


  • Be aware of material expenditure and avoid unnecessary waste or loss

  • Ensure all FM activities are delivered in line with relevant budget requirements

  • Work with internal and external partners to improve services, value for money and profitability


Compliance


  • Assist to develop and maintain policies and procedures in accordance with legislation and ANUK Accreditation Scheme.

  • To contribute to the development of policies and procedures in accordance with necessary legislation, HMO compliance

  • Ensure the safety and welfare of all students and the Safeguarding of U18s accommodated in Kaplan Living. All members of the Kaplan Living team are responsible for all aspects of our students safeguarding and welfare in conjunction with the wider residence, college and company management teams.

  • Actively seek to safeguard and promote the welfare of U18s and refer any U18 safeguarding, welfare or support issues immediately to the General Manager and U18 Well Being Coordinator. If the situation is applicable follow the red and yellow alert process and in the event of becoming aware of a major incident follow the red/yellow alert process and alert the KI Living Management.


General


  • Assist the team with student departures and Arrivals and assist at the main weekends each year when these occur.

  • Any other duties as required by the Residence Manager and/ or Deputy Manager.

  • Have a direct link into our affiliated language school and Pathways College premises for assistance with maintenance based duties.


Candidate profile


The successful applicant will:


  • Have a passion for customer care and a sensitivity to students needs

  • Have experience in a customer facing environment

  • Possess leadership and excellent oral and written communication skills including the proven ability to engage with customers and colleagues alike

  • IOSH/NEBOSH preferable but not essential

  • Have experience of working in an effective Health Safety culture in line with legislation

  • Ability to offer flexibility in working hours including provision of out of hours support in an emergency if required

  • Have experience of working in an effective Health Safety culture in line with legislation.

  • Some experience in plumbing and electrics is preferable.


Essential skills/ experience


  • Have maintenance experience in a hospitality, student accommodation, residential accommodation or similar setting

  • Be able to work as part of a team, manage your own and maintenance teams workload and work on own initiative

  • Have experience in plumbing and/or electric skills

  • Budget management.

  • Ability to prioritise workload and meet deadlines
