Maintenance Handyman Job Spec
Job Location: Thanet, Kent
- Your job primarily will involve travel to sites within Thanet (90% of the work), and occasionally a visit to a small number of Southeast London properties (Abbey Wood, Belvedere, Erith) to carry out maintenance work (10% of the work)
Hours: Part Time (20 hours per week)
- Hours will be flexible as jobs are ad hoc, though we will agree some basic regular hours of work during the week based on your schedule. You will need to be available to work at the weekend only if emergency maintenance jobs arise which need immediate attention.
Overview of Job role:
Starting salary: £24,000 per annum, 20 hours per week

The ideal candidate will be able to perform a variety of tasks and have experience in multiple areas of home repair and maintenance. The candidate should be able to work independently and be comfortable working with a wide range of tools and equipment.
This job role is to provide invaluable support to our busy property management and projects teams, helping us provide the best service to our tenants. We are looking for someone who is keen to become part of a close team and be fully involved in the day-today running of the business. This will include being present at various online meetings during the week.
You must be a team player, able to use technology, tenacious and always do what you say you will do.
The types of jobs included in your general maintenance schedule would include but would not be limited to the following:
Property Maintenance:
- General plumbing including repairing /replacing taps, unblocking stacks, installing new sinks, repairing pipework. You don't need to have the expertise to fix complex issues, just need to be able to investigate and resolve basic problems.
- Roofing: identifying and repairing the source of leaks, removing dirt and debris from guttering, removing ivy growth, replacing shingles and improving loft insulation to prevent heat loss.
- Brickwork: Re-pointing, replacing spalled bricks, identifying potential sources of leaks and repairing where needed
- General carpentry such as adjusting doors, installing new locks, repairing architraves, window frames, simple boxing in, assembling furniture, easing and adjusting windows, replacing window and door handles and similar hardware.
- Redecoration: Carry out redecoration or repairs including paintwork, tile repairs, filling out ceiling or wall holes, broken floorboards, etc.
- Basic troubleshooting/repair of white goods (washing machine, hobs, oven, etc)
- Repair basic electrical issues (replacing light switches, lights, smoke alarms, etc)
- Unblock sewer & drainage
- Repair/replace broken doors, faulty locks, windows, key safes, letter boxes, etc
- Day to day care and maintenance of gardens and external communal spaces
- Oversee collection and disposal of bulky rubbish
- Oversee Communal Area Cleaning
Property Compliance:
- Reset/turn off fire alarm system going off / causing disturbance; replace alarms & batteries
- Carry out scheduled inspections and ensure compliance to applicable codes, legislation and procedures including health and safety
- Installation inspections, diagnosing faults, testing, replacement, repair and maintenance of building fixtures and fittings
- Identify hazards, defects and the need for adjustment or repair; to ensure compliance with agreed codes, law, working practices and health and safety
General on-the-ground / administrative duties:
- Ensure all properties are under one master key system.
- Assist with on the ground tasks such as lock & keys ordering and collection, inventories, meter readings and top ups, flat inspections, etc
- Carry out planned tasks in accordance with contract requirements and within specified time limits
- Reporting problems/failures upon discovery
Job requirements
- Must have access to a car
- Minimum 2 years experience in this type of job role
- Requisite knowledge of the tools, equipment, and materials common to the environment
- To demonstrate knowledge of codes, standards, and regulations applicable to this role
- Skills in general DIY and maintenance and general gardening including assessment, installation, repair and maintenance
- To be approachable and to talk to tenants and contractors in a polite manner
- Good attention to detail
- Demonstrable time management and project management skills
- Ability to use Whatsapp for communications and basic Excell skills for tracking jobs to be completed
